Picture perfect for loved-up couples or a small family with an older child, take one step out of this beautiful luxury apartment and you're literally right on the harbour in lively Wells-next-the-Sea, with its numerous restaurants, pubs and boutiques and shops.

One step inside this boutique retreat and you'll immediately fall in love with the calming embrace which envelopes you as you walk through the door. The incredible view of the fishing boats and sea from the breakfast table is undoubtedly the star of the show and the owners have opted for a subtle and calming decor throughout the property, so you seamlessly slip into a relaxed holiday mode from the moment you arrive. Watch as the fisherman land their catch (it is a working harbour) or take a stroll round the independent shops and harbour.

You will love returning to the apartment and snuggling down to watch a movie on an evening after dining out at one of the fabulous pubs/restaurants that fill this enchanting little seaside town, so loved for its beach huts, sand dunes and pine forest.

great views and location
Great place for 2, there is a sofa bed in lounge for extra guests but as morning sun comes in this could be an issue. This is one of the best holiday homes we have stayed in. Wells next to sea is small fishing port so as the tide come in and out so do the boats, that is nice to see. We went in January, be aware some pubs and restaurant do not open this month. However the ones we tried were very good. Nice local walks with stunning views from flat.

Very enjoyable stay in character luxury apartment
Lovely comfortable apartment with great view, very well equipped ( just 2 tiny niggles: only one small side table in lounge and no where to put toiletries in shower room). Perfect central location everything just a stroll away, and great to have private parking. Will definitely be going back.

Superb apartment in great location
Fabulous place, welcoming feel, clean and tidy. Bedroom's got good storage and large, cumfy bed...links to an amazing, huge modern bathroom. The kitchen view of the ever changing harbour is sensational and lounge is compact and relaxing after a day around the coastal villages and reserves. Really appreciated the complimentary bottle of wine, thanks. Car parking behind the building is good. Lovely, peaceful escape.

Quayside Karma
A February half-term booking for my wife and I to enjoy the peace of the North Norfolk coast. Our apartment on the ground floor of the imposing converted Edwardian granary was perfectly situated with a view of the harbour and minutes from a pub, two fish and chips shops/restaurants and Staithe Street which boasts The Maltings Arts Centre and a number of appealing shops, not least two second hand book shops, two delis, a bakery and Mrs B's Tea-Rooms; a must for anyone with a sweet tooth who, like my wife, ids restricted to a gluten free diet. The unusual landscape of Wells requires a walk from the harbour along the main channel to get to the beach where a new lifeboat station is being built, however the walk itself is pleasant and the beach itself is superb; over 200 brightly coloured beach-huts lead on to the dunes and access to Holkham Hall beyond. The apartment is absolutely first class; spacious, well appointed and spotless with envious room sizes; the bathroom comprises roll-top bath, wc, bidet, (no excuse for dirty feet...) well-lit his'n'hers basins and an attractively sectioned-off shower area with a rainfall head; double doors lead into the bedroom with a comfortable super-king bed and ample storage for a week's worth of clothes. Another set of double doors leads on to the run of rooms facing the harbour; sizeable hallway opening on to the living room with a sofa and easy chair; the only possible criticism is that the TV is not easily usable from the sofa, but this can soon be remedied by careful rearrangement of furniture. The kitchen is fully equipped with a 5 ring gas range and double oven, microwave, fridge-freezer, washing machine, dishwasher, toaster and kettle, but its crowning glory is the breakfast bar which provides the charming quayside view. Communication and arrangements with Norfolk Hideaways was very smooth and Lisa was a pleasure to deal with - Thank-you Lisa and thank-you also for the welcome bottle of Prosecco and snacks.

Fabulous Apartment
Our second stay at the apartment and just as good as the first. It’s relaxing just to sit in the kitchen watching the changing tides and the fishermen at work. The chairs in the kitchen are difficult to get on and off and decreasing the height means you are not high enough to eat off the table. Perhaps the type of chairs need to be reconsidered. It is lacking a coffee table in the sitting room and also glassware very limited. Not enough to really spoil our stay and we will definitely be back.

Great location
Although the views were amazing but only from the kitchen window we found the lack of natural light meant we had to have the overhead lights on most of the time. We found the light in the bedroom particularly poor as there were no overhead lights. The kitchen is beautiful but we found the stools unstable and there was limited crockery.

Beautiful location, warm & cozy for two people.
Perfect location for exploring. Accommodation is listed for 4 people but only 2 person sofa and one chair to sit on in the lounge so not comfortable for 4 adults as one sits on wicker chair from the bathroom? Also only 2 bath towels are left so we had to buy two more. We found the property quite dark as you can only see the view from the kitchen table (but that view is stunning). The windows are shuttered in the loinge and too high to look out of when sitting down unfortunately. The bathroom is stunning. We had a few issues, oven not working was the main one, but we didn't report as we had a rather curt text at the beginning of our 10 night stay, about bedding and towels, and we didn't really want to contact the housekeeper again and spoil our happy holiday bubble. Very lovely place for 2 people comfy bed.

A superb aparartment
A splendidly appointed apartment with a wonderful view of the Quay. We were fortunate to have a "Bird's Eye" view of the fishermen unloading their cargo not to mention the joy of following the tidal flows. Wells is ideally placed for touring the coast and there is easy access to good food, good beer and super restaurants.

Cosy December break
We loved our stay in this beautifully furnished and well equipped apartment. The location is fabulous with far reaching views of the salt marshes; perfect for watching the fishing boats come and go and the multitude of birdlife right on the doorstep. The apartment itself is super comfortable, spacious, and especially warm and inviting on a chilly December day. We have been visiting Wells next the Sea for over 20 years and although there have been some changes, it never loses it's charm and the local people are very friendly and welcoming. We would love to return to this special place very soon.

Simply stunning
We had a 3 night stay at he Granary in early December. Wow. Just wow. Stunning apartment. Spotlessly clean, beautifully furnished. Great location. Could not fault a thing. So many thoughtful touches to make our stay perfect. Loved the addition of some Christmas ‘sparkle’. Wells itself also lived up to our expectations as always. We look forward to visiting both Wells and 16 The Granary again. Thank you.

This was our fourth booking with Norfolk Hideaways, all in The Maltings, all overlooking Quayside and all lived upto expectations. No. 16 did not. We booked early on the basis of brochure details and verbally over the phone from office staff. On arrival first impressions were great...until you started to settle in.I must first say that my wife and I are an active couple of 82 year.The Key Box displays two rows of Numbers the top one faced slightly upwards and was not easily seen ...,the lower one faced straight out and was easily readable. We have one at home. Took five failed attempts before we saw the upper row. Problems were not obvious but soon became apparent. Unpacking... in the Bedroom, The Wardrobe was barely sufficient, sufficient drawer space made up for that ... it was only when we came to go to bed, in what I must say was the most comfortable and largest Bed we've seen that we realised there was nowhere to hang our clothes,when you wished to change your clothes you had you had to take a selection into bathroom or vestibule in order to make your choice because the lighting was so poor. The bathroom was magnificent. The Sitting room had no coffee table for use while watching TV.or reading...just an unusable foot stool with curved top. THe Kitchen was great, every thing you could possibly need, the view was excellent but to enjoy it you had to mount a stool to sit at the 4ft, high table,as at all meal times. It was physically difficult to get up, extremely dangerous to get down, especially for my 5ft 6inch wife...What we did not appreciate was we shared the kitchen with ants, we discovered them on the first evening in a cupboard next to the cooker extractor fan . the problem was passed on to FH Office on the next morning who sent someone down with a tube of 'Raid; which was recovered from the doorstep for me to use but the information on the container said it should not be used where food was prepared. When i complained to Office they contacted Lisa who attended and treated the problem to our satisfaction, but they were back by Monday.they had also appeared in other places, in the Bread Bin, the fridge and the vestibule...this couldn't have been a one off situation. It certainly affected our feelings towards the apartment...especially my wife's. Terence O'Hara

Beautiful accommodation in a prime location.
16 The Granary exceeded our expectations in every area. A beautifully furnished apartment with every comfort catered for. Oh my word the shower....fabulous! The bed also deserves a mention, so comfortable. The view from the kitchen bar stools and table area is simply stunning. We loved our time staying in this first class accommodation.
