About this property

SUNNY FAMILY HOUSE above estuary with parking for 2 cars. 10 min walk from town

A spacious family house with pleasant out look to the front providing the following accommodation:
Ground floor: Living room with dining area. The living room has patio doors opening onto a large front terrace with views through the trees to the water below. Kitchen with breakfast table. Down stairs cloakroom with WC.
First floor: 3 bedrooms all with TV. Master with bathroom en suite and second double bedroom to the front. Third with two single beds at the back of the house has a side patio door. Family bathroom. Broadband Wi-Fi.
Roof level: There is a decked roof terrace with garden furniture on the roof, a real sun trap even on just a mild day, just the place to relax and read that book. A small garden with established planting is beyond.
Steps leading up to the garden behind the property are rather steep for very young children. They can be closed off by the side gate if required.

South Hams region: South Devon or the South Hams as it is known is surrounded by beautiful countryside with plenty to do and explore. The stunning coastline is some of the most beautiful in England
The location offers a climate which is unique to the UK. The very mild winters allow many sub-tropical plants to survive in the region.

Salcombe is a small picturesque town in the South Hams district of Devon, South-West England. The town is close to the mouth of the Estuary and lies within the South Devon Area of Outstanding Natural Beauty.

Salcombe area: The Coastal Footpath has many interesting stretches but nowhere more magnificent than either side of Salcombe. Beyond North Sands (our nearest) beach and South Sands bay with dinghies for hire is the NT house Sharpitor with sub-tropical gardens. Further on is the magnificent Bolt Head and then to Bolberry down and the Port Light Hotel.

This modern family house looks down on the Salcombe estuary toward East-Portlemouth and the wonderful sandy beaches on the eastern side of the estuary. This shore can be reached by ferry from Salcombe. (10 min walk) You can walk to the sea from here and along the coastal footpath to Prawl Point.

Bigbury Island a short drive up the coast is a favorite spot to for wind and kite-surfers. There is also a celebrated walk around the Avon valley from here.

The South Hams has a feast of fine villages overflowing with fine scenery and taverns to suit all. Come and explore.

Fabulous location & views
As a family we have stayed in various Salcombe properties and this one was the most spacious by far. Spectacular views and the location (10 minutes walk into town) was perfect.

Excellent position, well equipped
Lovely big house, + parking -- a HUGE bonus in Salcombe. Lots of space. Roof terrace - although many steep stairs up to it, (& carrying sunbeds was a challenge !!) - a total sun trap. Kitchen a little dated but everything you could need. Except a sieve , colanders don't really work for rice.

First Impressions
Nothing says “Welcome to my home” better than a bag of trash by the front door! We took photos and sent them to the caretaker and heard nothing. I had to contact VRBO two days prior to our arrival because we had not received any information about check-in. When the owner did contact me he informed me that linens were not included! We were a family of 6 so one can imagine the amount of towels, dish towels sheets, duvet covers…added to the rest of our baggage. This property had not been cleaned professionally and so having to clean and make up beds etc is not a holiday. Brochures and info is 10 years old. It took us 2 days to find the key for the back door! The 10 minute walk to town is down a long steep hill. This is not suitable for anyone with compromised mobility or even someone pushing a stroller/pushchair. There is no garden or barbecue. We did not sit out front at all as no one wants to sit near a bag of trash! Salcombe is a lovely town, but this property was not what we expected.

Lovely home
A surprisingly big house, with a well equipped kitchen, two great bathrooms, and three well sized bedrooms. Only minus point was the noise the shower pump made, but

We enjoyed the view from the house and the spacious accommodation. We had a lovely time exploring the town and the surrounding areas. One thing to consider a walk back from the coop is a bit steep so I would advise to rent an electric bike. Overall we had a lovely time and would like to go back to Salcombe area next year

A good base from which to enjoy Salcombe
A spacious, comfortable, well equipped property. Well located between North Sands, and the town. Bit of an uphill walk back from the beach, but 5 mins from a Spar which is useful for food top ups.

Very large house with amazing views
I and my daughter and her family stayed as we were attending my son's wedding . A fully equipped kitchen , every single item you can imagine! Lounge with lovely views over te Estuary. The sun room also very pleasant to sit in. Comfortable beds and good sized rooms. The Master bedroom was huge with ensuite bath and shower . My only concern was the steep steps that run up the side of the house to a sun terrace and a small garden. Young children would be very tempted and a fall would be very painful. Not ideal for elderly people. Overall very good base for a good holiday.

Perfect location, beautiful views.
We had a great stay at OverRia. We stayed with our 1 year old and for us the location was perfect. Town was a short walk away in the morning for a coffee and a stroll. Ferry over to East Portlemouth is close by. In the other direction are North and South Sands beaches which we cycled to but the ride is not for the faint hearted, very hilly! All the beaches in the area are stunning and this house is bang in the middle of all of them. You can eat on the front terrace and watch the boats coming in and out of the estuary. The road outside the house is very quiet so does not interrupt the view. Communication from the host was excellent and check in very smooth. The house is very well equipped, has all cleaning equipment and also outside chairs, iron, clothes airers etc. Kitchen has everything you need. My only criticism is the same as a previous review; the house is clean enough but needs a more thorough once-over every now and then. There are cobwebs round the windows, light fittings etc. There are dead woodlice around the corners of the rooms. The windows are dirty and there are piles and piles of leaves up the stairs in the garden. None of this happens overnight and would make a massive difference to first impressions if addressed. All very quick fixes. The house is dated and with a makeover would look fantastic. However, despite these small criticisms I would definitely stay here again. As long as you have reasonable expectations as to what you are getting and don’t expect a palace, it is very good value for money. The house is spacious, big bedrooms (main one is massive) amazing views and perfect location, very happy!

Great Location in sunny Salcombe
We had a great 3 days staying at the property enjoying some late summer sun. The view from the property overlooked the beautiful Salcombe estuary, Inside the property was well furnished and off road parking is a real bonus in this busy town.

Family Holiday
All aspects regarding the renting of the property were excellent, including a lovely bottle or prosecco upon our arrival. Communication was good and information about the area easily at hand. We would have liked the property to have had a better clean: toe nail clippings were trodden on in one of the bedrooms by one of our girls, dead wood lice on the edges of the carpet and spider webs around the wiindows all could have been addressed...maybe even the windows cleaned. This did not detract from the fact we had a lovely time staying here. We all enjoyed South Devon. Thanks The Fords

Stunning Location
A well equipped spacious property. Two good sized bathrooms and a decent sized lounge/dinning space along with the 3 bedrooms and Kitchen. Fantastic location overlooking the Ria. A pleasant walk into the attractive small town of Salcombe and an ideal base for walking along the South Devon Coastal Path.

A Fantastic Week in beautiful Salcombe
We have just returned from a weeks holiday at OverRia.The house is very well equipped and comfortable - the kitchen having everything you could possibly require. The house is a 10 minute walk from Salcombe and a reasonable walk to North sands beach in the other direction. There are some beautiful coastal walks in easy reach from the house by car or ferry. The house is situation above the estuary so there is an uphill climb on the return.

Relaxing break in a lovely family house with sea views
We had a wonderful relaxing long weekend in this house. It was spacious for just four of us as it has three good sized bedrooms. We had breakfast on the sunny terrace each morning, overlooking Mill Bay through the trees! We walked everywhere and didn't use the car, which was such a treat. We would definitely stay again.
