Private beach. 2 min from Cocagne; 10 min from Bouctouche and Shediac; 25 min from Moncton. Sleeps seven in triple and two double bedrooms. Linen and towels included. Serious issues
I almost never do reviews but need to do this one. Property has serious septic/leach field issue and should not have been rented in this condition. Back yard was flooded with overflow and wastewater was pooled up under the back deck to the extent you could hear it gurgle when toilet was flushed. When the washing machine drained the toilet burped and we had to close the windows from the smell of the yard. The toilet was leaking at the base onto the bathroom floor and required two flushes to get rid of all material. The handle for the diverter on the tub/shower was missing and replaced with a wingnut. There was mold around the tub surround. There were so many flies when we first got there we had to buy fly strips in town after killing the first dozen or so with the fly swatter. One of the lamps had the socket with the bulb dangling. I'm sure this was a well-kept nice property in the past but is in poor shape and seriously neglected now and we did not have a good experience at all. There is no way the owner could be unaware of the septic issue as the lawn was mowed right through the flooded back yard before we got there and the overall condition of everything didn't happen overnight. If we would have had someplace else to go we would have left and demanded a refund. We weren't expecting a palace for the price but did expect to at least have a working septic system. We have used VRBO a few times in the past and enjoyed our stays but not this time.
Husband and I stayed 5 days in beginning of October. Very nice cottage and beautiful location right on the bay. The pictures online really do show how close you are to the water. With binoculars you could see PEI's windmills. Unfortunately Hurricane Fiona visited just before us and took out the firepit , we would have loved to have had a fire but still enjoyed our stay.
Would recommend.
We had an amazing vacation, the fact that the ocean was literally accessible from the backyard was a big plus.
Overall we really enjoyed our stay and the owners were more than helpful and was a pleasure to have made their acquaintance.
Our family loves staying here. Location is great for day trips. Couldn’t ask for the ocean to be any closer. The cottage is well equipped for the stay. Will definitely stay here the next time we visit the East Coast.

Pandemic getaway
nice roomy well maintained cottage, very close to the water.
the check in instructions were a little dated, but the owner was quick to respond to our enquiries.
The location is great, easy to get to, very quiet, nice sandy beach ,the house is basic and very well equipped with all you might need. The outside definitely needs some tlc, steps from the deck down need maintenance as they have a lean on them . The front door needs adjustment as it does not close properly, The grass needed cutting badly, and there was no firewood as advertised The steps down the banks to access the beach were broken and laying on top of the bank. Fortunately the folk next door were kind enough to let us use their stairs to access the beach.
A great area to stay while taking day trips . We missed the sunrise because of cloudy weather but we had an AMAZING rainbow that lasted at least 45 minutes. Thank you for everything. Deb and Loren
Small cottage on the cocagne bay across cocagne island. 20-25 minutes drives from Moncton, Shediac
Quiet, waterfowls, lovely sunrise and sunset. Because of it's location you can zip out to nearby sites. Bouctouche sand dune or to Shediac to parlee beach. Moncton is just 20 minutes away with the tidal bore or visit museum. The cottage is fully equip with every day needs. You need only groceries.
Perfect for a small family or couple. It was clean. We loved the coffee maker and outdoor fire pit. It was easy to communicate with the owner. Great vacation. Thank you.

No surprises here!
This cottage was exactly as described. We used it as a home base while travelling to surrounding areas as it was right in the middle of everywhere we wanted to be. Being right on the ocean was fantastic and enjoying a fire at night while listening to the ocean was spectacular. Yves has provided everything you can possibly want and/or need for your stay including outdoor games as well as many indoor ones if the weather is bad. He also had coffee in the cottage, which was very welcomed as we arrived late at night without groceries. I would definitely stay here again on my next trip East. Thanks Yves!

We had a great stay. Would highly recommend it
We discovered a spot that felt like home. A far more comfortable spot than hotelng it. It was difficult to know our exact plans from far away so we worked with what we had and ended up cutting our stay short to see some things that were beyond day trips. Over very good exerience. Was great yo have met the owner when we arrived. It puts a face to the place.

Peaceful and scenic
What a beautiful view, and such a peaceful area. Came from FL in April, and it was cold with the snow just melting. It was a great place to use as a home base to visit NB,PEI and NS.
The house was clean with all the necessary amenities. Good cycling on relatively quiet roads (PEI has 427 km of railway converted bike paths- amazing). House has two kayaks in good condition. The nights were great for stargazing.
Overall my experience was great.

Perfect cottage in a perfect location!
The cottage was clean and well stocked. It had a great view over the ocean, well stocked kitchen, new BBQ and great fire pit. The kids loved all the toys and games. We will come back for sure!

Oceanfront in a bay
Very comfortable cottage - great beds. Had all the basics that we needed. Very clean. The hammock was a nice touch! The ocean is as close as the pictures - in a bay so you are protected but consistent winds for windsurfing no matter what the tide level was.
