Property Summary
Church Farm is a National Trust farmhouse tucked away in an idyllic rural location near Dunkery Beacon in a beautiful part of Exmoor National Park. It is situated at the head of the East Water and is surrounded by open moorland where wild red deer and Exmoor ponies roam freely.

Main Description
Church Farm is set in a beautiful spot beside a quiet road, literally on the edge of the moor. Red deer, sheep and Exmoor ponies roam freely beside the farmhouse and there is fabulous walking from the doorstep.

The property sleeps up to 4 guests in 3 bedrooms and comprises:
Large living-dining room with Laura Ashley curtains and furnishings
Large stone fireplace and wood burning stove
Oak beams are a feature of this farmhouse
Wonderful moorland views from the windows and the walls are adorned with hunting and moorland prints
Kitchen is equipped with dishwasher, washing machine, gas cooker, microwave, fridge/freezer
One double, one single and the third bedroom can be used as double or twin (comprising a double and single bed)
Laura Ashley linen and curtains
Upstairs bathroom with bath, separate shower toilet and hand basin
Plus downstairs toilet with band basin
The Farmhouse has full central heating and plenty of hot water, all included in the price
Saturday changeover during the summer season
Friday changeover during late September and October
Well behaved dogs allowed by prior agreement (£20 supplement per dog, strictly 2 max)

Please note, mobile phone signal cannot be obtained at the property, but some networks will work a short distance away (the best coverage is for Orange/EE but other networks will work in places on Exmoor). Wifi is included (but it's not high speed internet in rural Exmoor! i.e. unable to stream tv programmes)

The water is supplied by a natural spring (UV treated).

A small part of the farmhouse has been made into a one-bedroom apartment which is used by the owners with separate access. They will be on hand to answer any questions you may have during your stay but will otherwise leave you to your own devices. The adjacent farm buildings house the owners horses, dogs, chickens and sheep.

Indoor Description
The three bedrooms are all on the first floor. The largest bedroom has a double bed and a single bed, so it can be used as a double or a twin. There is a further double bedroom and single bedroom also.

Note, the capacity of this cottage is now a maximum of 4 guests in 3 bedrooms.




Outdoor Description
Church Farm is ideally suited for those wishing to explore Exmoor, it literally sits on the edge of the moor with fantastic walking direct from the door. The farmhouse is just below the little 13th century church at Stoke Pero. There is an attractive front garden with seating.

Stoke Pero is a tiny hamlet set high on the moor above Porlock. Stoke is Old English for 'outlying farmstead or hamlet', which sums up Stoke Pero perfectly! The Pero probably comes from the Landowners in the middle ages. The views from the common across Exmoor and to the Bristol Channel are quite outstanding on a clear day.

Stoke Pero Church (next door to Chruch Farm) is reputedly the highest church in Somerset, at 300m above sea-level. It is high up on the side of the moor. The church is only Victorian, although it looks quite old. It's alleged that all the material for it was carried up from Porlock by one donkey (at first you probably exclaim "that's some donkey!''? But it turns out that the donkey made several trips!)

As Stoke Pero is located on the top of Exmoor, if you are unhappy about driving up steep hills or through fords, it is recommended that you approach from Exford, following the Porlock / Luccombe roads.

The region

The Pero probably comes from the Landowners in the middle ages. The views from the common across Exmoor and to the Bristol Channel are quite outstanding on a clear day. Stoke Pero Church is reputedly the highest church in Somerset, at 300m above sea-level. it is high up on the side of the moor. The Church itself is, as you might expect, quite small and primitive. Until recently there was no electricity on this part of Exmoor, and the church still relies on candles and fuel-stoves in the winter.

There are many rural villages and hamlet a short drive from Stoke Pero. Porlock is not far, it's a popular working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, petrol station, hardware shop, visitor centre, several art galleries and a range of independent restaurants, shops and tea rooms. Porlock Weir is approximately 1.5 miles on from Porlock and is well worth a visit.

Exford is in the opposite direction, is a small rural village based around a traditional village green with children play area, beside it sits the village shop and post office. Exford and the surrounding area is famous for its beautiful and unspoiled countryside making it ideal for hiking, biking, riding and fishing.

Nice and spacious cottage within easy reach of Minehead and Portlock. Lovely place to walk from and explore beautiful exmoor. Angela and Bob were really welcoming and helpful.

The cottage is hunting themed so staying their really brings the countryside way of living alive. It can get a bit chilly at night but there is central heating if required. The linens were really fresh! The stairs are curved so a little tricky for really young children. The courtyard garden is really pretty.

Lovely cottage, beautiful location in the heart of Exmoor. The kids loved to be around the animals and still miss the pet sheep Herdy. Kitchen is well equiped. We had some trouble with the wifi but it was resolved by the owners in a day. My kids did not like the hunting theme, they found it a bit scary. There is a walking path next to the house, pretty and a great place to walk the dog, we saw a fox twice! You can walk to the beacon within an hour, lovely walk as well!

This cottage is just stunning and such an amazing retreat from a current weird and busy world! Excellent accommodation for us and our two dogs who were welcomed by the farm dogs plus cat!! The whole set up was very spacious and functional. Angela and Bob were always on hand and so helpful and friendly. We loved being next to the farmyard and being able to see the beautiful horses and foals, plus hens and chicks. The surrounding countryside and walks were so easily accessible and during the heatwave week, welcome streams and fords were a must and never far away. Lots of places to visit too - great tea rooms and restaurants. Altogether it was just perfect!!

The cleanliness of the cottage was faultless and not a speck of dust anywhere. Plenty of clean towels at hand and extra blankets if you were cold. Tea, coffee and milk on arrival and some biscuits. Large bathroom with both a bath and a shower and large comfortable bedrooms all with amazing views. Lovely enclosed garden. Just a couple of complaints that are probably worth mentioning, stairs were a problem very narrow and uneven winding staircase with no stair rail, slipped down the last 3 or 4 steps on more than one occasion. The shower temperature was so hot and wouldn’t turn down so was impossible to use, although there is a bath, it is nice to have that choice. If you like to use your phone or iPad there is absolutely no chance as the WiFi is awful and you have to sit at the dividing door of the owners to get the tiniest signal. We also had trouble with theTV not working properly which was a real pain as the owner didn’t know how to fix the tv and we had to try and solve this ourselves we also had to get the owner in to light the oven as you have to remove the bottom tray to manually light it. There are absolutely no instructions or manuals for any electrical appliances which would have been handy Rather than to keep knocking on the door of the owner we ended up feeling like we were hassling them.

If its possible to hear silence this is the place to hear it; only the sounds of nature (plus the odd chicken). Although you can drive virtually up to the front door there may only be two or three other vehicles passing all day. Its five miles of mainly single track (and in places steep) road with small passing places to the nearest sizeable road so delightfully remote. Tea, coffee and biscuits available in the kitchen on arrival but make sure you have provisions in advance if you don't want a twenty minute drive back to Porlock for a meal. The accommodation is very roomy with parts dating back to the 13th century but kitchen is equipped with washing machine, dishwasher and all other modern conveniences. Unfortunately the phone coverage is also 13th century (ie none) and although there is WiFi semaphore may be quicker. Anyone over six foot needs care with the low beams and doors and, as others have said, those with mobility problems may find the curved stairs a challenge. There are plenty of walks nearby and a footpath runs through the farmyard towards Dunkery Beacon, although in our two week stay we saw no one using it. We did see foxes and stags when we walked along it. The owners, Angela and Bob, are always about if you need help but are never intrusive. Would we recommend it? Most definitely!

Both BookingBrain and Angela from Church Farm have been very responsive and obliging. Thanks a lot to all of you! Regarding accommodation and location Clive from Herfordshire has said it all. For guests intending to bring their bikes, the roads in Exmoor and in particular around Church Farm are very steep. Experienced cyclists with mountain bikes might have some fun. Wonderful cottage on the moor
We loved our stay at church farm, the cottage was fully equipped with all you need. A minutes walk up the lane took you to the moor and we saw red deer most evenings - it was great! Highly recommended for a get away from it all break!

Away from it all
Lovely cottage - good sized living space, comfy sofas, large dining table, large bathroom, comfy beds...... and delicious muffins left for our arrival - thank you. Our boys loved the animals - especially the lamb whom they named Shaun. The moor is a beautiful wild space - it was great to find several small herds of red deer during our stay. Fantastic walking country, both on the moor and on the coast. A brilliant find!

Lovely Exmoor Farmhouse
When we arrived we were greeted by the lovely views of Exmoor, the farmhouse exactly as shown in the pictures, a vase of gorgeous yellow roses (as well as milk, coffe tea etc and a packet of biscuits) Angela came by shortly after to make sure we had everything we needed, had seen the information for the property and COVID-19 guidance. We made use of the walking guide books to plan walks during the week, with minimal driving. We saw deer, Exmoor ponies, dragon flies, rabbits amongst other things and all on walks straight from the front door. Despite being next door we didn’t see Angela other than when we went to ask if younger daughter could see her horses, which she very kindly let us. (Thank you). The WiFi is rural (slow) but wasn’t at all missed. We have had a lovely peaceful much enjoyed holiday, (No really close shops but there are small shops in Porlock, the “One stop Shop” is cheaper than the Spa and in Minehead there are a Tesco with petrol station, a Lidl and a Morrison’s all next to each other near the sea front)

Unique cottage in Exmoor
Great stay in a unique place. We really enjoyed our stay. The cottage was very cosy. The beds were fine. The surroundings are lovely. We did some very nice walks in the beautifull hills and woods. Also beaches and cultural places like Dunster Castle are not far away. We had a problem with the washing machine, but that was solved very quickly.
