This was our second stay in The House on the Hill! We came this time last year, and when we knew we were coming back, and saw this house open again, we jumped on it. Our activities had us primarily in the Rome area, which is about a 25-minute drive. But, the price and privacy of this house made it more than worth it. We had 5 unrelated adults in the home, and were all more than comfortable. I quite enjoyed coffee on the front deck every morning, watching the sunrise through the pines.
The living area was large and perfect for a family gathering. It was clean and we enjoyed sitting outside. Brian was responsive to texts after we arrived to answer some questions.
The house itself was fine. Could use a little more thorough cleaning but nothing I couldn’t handle. From the outside - I was concerned. But once inside - it was fine. The grill only had about 1/2 of it that worked so that caused some issues. I would stay there again. Just not bring cornhole (bags) boards because it’s all on a hill.
We booked via VRBO for a baseball tourney. Arrived after 9pm and could not enter using code sent via host/VRBO. Contacted host and he stated another guest was checked in and there were two bookings. To my understanding it was two bookings for same dates on two different sites. I received confirmation and check in instructions the day before and day of arrival.
This seemed to be something the host had not dealt with. He did answer the phone and respond once he realized the problem. He wanted me to cancel my reservation prior to agreeing to any compromise to find lodging for the evening. We could not come to a mutual agreement. Once he contacted VRBO he found out how to cancel in order to refund the money. He agreed to the refund. He would not agree to covering the hotel rooms for the weekend or one night.
We have contacted Vrbo who confirmed a refund and will accept a claim regarding the additional costs.
Hopefully our bad luck will lead the host to use
one site or monitor more closely. He had good reviews prior to this incident.
Nice property. Clean and laid out well. The new additions will be nice when finished. Back porch could have been cleaner. The chairs a table were very dirty.
Two friends and I stayed here while we attended an oil painting workshop at the Booth Art Academy. It was perfect for our needs. And the owner was very attentive to any questions I had! Everything was great!
Clean and tidy - we did not use the downstairs because there was plenty of room upstairs for our family of 4.

Renter beware
Excessive fees, listed as "sleeps 8" however, they charge you per person after 2. Instead of renting the space regardless of how many people are in your party. The owner changed the per night fee when we reduced the number of nights we were staying from 4 to 3. There was no mention of a fee change or a night minimum. Just poor business practices. The property is not well maintained, the weeds in the flowerbeds have grown & blocking the steps to the front door, ants in the kitchen, the place smells of mildew, all mattress are AWFUL, the sofa and love seat are dirty and also need to be relpaced. Steep driveway. Adequate space and well stocked kitchen/baths.
We all loved this house so much, we look forward to hopefully booking again in May!! The only thing we had a problem with was the wifi password and Brian was able to respond quickly and get us connected! Another thing we didn’t like was that none of the bedrooms had tv but we made it work. Overall, the house is amazing, just be prepared for the hill that it’s on!
I went for a personal getaway and this house had everything I needed and more. The kitchen was well stocked with utensils, pots, pans, and basic spices. Check-in and check-out was very easy. The front porch was very comfortable to enjoy the breeze and the sounds of nature. I felt safe. Close to shopping. Brian was a great host. If I needed anything or just had a question about the area, he was just a text/call away. I would stay here again.
My husband and I stayed in this house for almost three weeks, and it was such a great decision! We had more than enough room to spread out and get comfortable and we found the kitchen to be stocked with anything we could imagine to prepare, cook, and serve whatever food we wanted. The house was clean, the amenities were exactly as described in the listing, and the internet was fast and reliable for work and streaming. We had very few issues arise that required communication with the owner, and when they did arise, he was very quick to both respond and take care of the issue. We definitely will be keeping this house in mind for future visits to Cartersville!
A very nice, good size, and well-kept house on a hill surrounded mostly by wooded area. The property offers a lot of privacy, a lot of space, and just about anything you will need to enjoy yourself.
As people have said before, the driveway is steep. You must navigate it properly entering from and exiting to the street at an angle. For us, we had a minivan and it was not an issue.
The description was right on. There is a steep driveway, might want an SUV to go up so does. It scrape on way down. We were told up front and everything else was great.
Brian was incredibly helpful, property was super clean and had everything we needed while here for a football tournament! Will stay here again when we’re in town!!! Definitely recommend
The house was great with main living area and bedrooms all on one level. Garage access to load and unload the kids out of the weather. There was an issue with some plumbing that the owners corrected in a timely manner. Fully stocked kitchen to aid in cooking.
Our stay was fine. A little strange not having TVs in the rooms. Beds were kinda hard and the sheets were rough. We were mostly there to sleep which was more than enough time.

My wife and I were born and raised in Michigan. I enjoy purchasing homes and renovating them. My wife is a teacher and LOVES to travel during her time off. Several years back, we began vacationing in Florida and looked into renting VRBO properties and loved the concept. We decided to convert this property to a vacation property so that we could provide guests in our market a vacation home.
Why they chose this property
As regular VRBO guests, we have added "extras" that you don't find in "most" vacation properties. Our kitchen is stocked with about anything you would find at home. We like to be available to our guests when needed but like to allow them a quiet stay. This property is located on top of a hill. 2 of the 3 sides of the backyard are wooded providing guests lots of privacy out on the back deck.
