Indoor Description
As you enter High Bank cottage, a door to the left leads you to a pretty cottage dining room with woodburner stove, large round table and chairs for 6 and book shelves each side of the fireplace. From there you enter the kitchen which is well equipped with a cupboards, sink, dishwasher and electric range cooker with six rings, a grill and two ovens. Pots, pans, utensils, crockery and cutlery, glasses and a jug are all supplied and in good condition.

On from the kitchen is a large utility room with fridge/freezer, washing machine, sink and downstairs toilet. There is cupboard space with ironing board, iron and hanging space for coats etc. Plenty of room here to wash off muddy boots or dogs!

Back at the front door, turning right takes you to the lounge with second woodburner stove, TV, bookcases (stocked with books and games), sofa and seating. The TV has a FireTV stick installed, meaning that you can access streaming services such as Netflix, BBC iplayer, Amazon Prime accounts easily. A door from the lounge takes you into the conservatory - a lovely space to sit during the day, a small sofa, chairs and rug and then sliding glass doors lead you to the patio at the back of the property. The patio is paved and secluded. There is a gate to passageway along the side of the property to the front and this access to the patio and from there to the utility room makes returning from a long walk easy.

Upstairs, left takes you to the double room at the front of the property, with window and view to the front, plus hanging space and drawers. Next to the double (and closed off from the stairs and landing by a curtain, there is a modern bathroom with spa bath, shower over and saniflo toilet. Turning right from the top of the stairs takes you into a spacious twin room - with beds which convert to a super-king size bed if required. There is a wardrobe and chest of drawers. The cottage does not have a stair gate.

The shower room has mains toilet, basin and shower cubicle, with a small window and next door is the third bed room at the back, with good quality wooden bunk beds (3ft). Both bunks have bedside lights and storage boxes. Double windows in this room look to the rear of the cottage.

Outdoor Description
There is a small secure courtyard/patio area directly behind the cottage, with table and chairs.

Opposite the cottage (across the small road and by the parking spaces) there is a small patio area with table and chairs under the tree, or for more privacy, there is a gate and steps leading down to a private garden area beside Hawkcombe stream. Take a book and enjoy listening to the stream running by!

Please note, the steps down to the streamside garden are steep and due to the location, children should be supervised. The speed/flow of the stream can vary considerably depending on the time of year and recent rainfall. On the opposite side of the stream you have use of a further small paved area surrounded by shrubs and trees, and enjoying the sun into the later afternoon. This area is accessed via a bridle path or - in the summer, by wading across the stream - carefully!

Parking
There is allocated parking for two cars in the spaces opposite the cottage (across the lane).

Exit in case of emergency
Exit is possible via the back door from the utility room or from the sliding glass doors in the conservatory to the patio and from there out to the road. Or via the front door. There are hooks by the front door and the back door to keep the keys near those doors for speedy exit if required.

The cottage is always decorated for the festive break, with decorations in the lounge and the dining room including battery operated lights on the mantel pieces. We don't put a Christmas tree up but this can be arranged by special request, please add a note at time of booking.

The region
Porlock is a wonderful working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, petrol station, hardware shop, visitor centre, several art galleries and a range of independent restaurants, shops and tea rooms.

Porlock Weir is approximately 1.5 miles from Porlock and is well worth a visit. There's a pub, restaurant, and take-away plus a range of individual shops such as tea rooms, Exmoor Glass, etc.

Many of the shops in Porlock and Porlock Weir are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.

Minehead is the nearest town, approximately 6 miles from Porlock. Here you will find the larger supermarkets and petrol stations (Tesco, Morrison's and Lidl are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.

Beautifully presented house with everything you could wish for provided. Great for woodland walks and handy for Porlock and the surrounding moors. We thoroughly enjoyed our few days here and felt quite sad when it was time to leave. We came as a couple but a great property for a family holiday too. ☺

This was a brilliant location, an excellently equipped, tastefully furnished and decorated cottage. We were three guys on a short walking break but it would be equally good for 4 adults and 2 children. I have stayed in a lot of self-catering accommodation and this was one of the very best.

This is a lovely cottage in an excellent location. Tastefully furnished and decorated, the property has everything we needed for our stay and was spotlessly clean on arrival. There are lovely walks straight from the door with books and maps provided. The cottage is situated about a ten minute walk from the village centre along a quiet road. There are good places to eat and drink in Porlock, along with two well stocked shops and a good butchers. Would definitely recommend.

Just spent a fantastic week at this lovely house. All 4 of us agreed it was one of the best places we have ever stayed. The house has everything you need and is in the most beautiful spot. The views are stunning and the walk to Porlock village every day with our dogs was so pretty. Porlock itself is one of the best places we have ever stayed. Very pretty and with some great pubs and tea rooms. Can particularly recommend Piggy in the Middle. Best fish and chips ever and a huge range of home made pies. We ate in there twice and can highly recommend. The whole area is so dog friendly that we didn’t find one place the whole week that we couldn’t take the dogs. Dunster village and castle are very close and really worth a visit. Porlock Weir is 5 min drive away - a very pretty harbour and the pizza garden has wood fired pizzas with views over the harbour. This place was one of our highlights of the week. Minehead is good for day by sea with amusements etc and well worth walking past the steam trains and into the town itself. Only drawback of the holiday was that Minehead does not allow dogs on the beach and all the beaches in Somerset and pebble beaches and not sand. Lynton and Lynmouth in Devon is only 25 mins away and is a stunning place to visit. We got the lift up to the top and it was really worth visiting. Another half an hour would take you to Woolacombe/Ilfracome with sandy beaches that allow dogs. Definitely a fantastic place for a holiday. We can’t wait to go back and highly recommend High Bank house and Porlock for a great holiday.

Absolutely beautiful cottage in a very special area. Loved going to sleep to the sound of the little river and waking to the sound of the birds. Don’t forget to have a look at the stars on a clear night-even our teenagers were amazed at the display. Made some lovely family memories around the dining room table discussing the day we’d had and planning the next. Enjoyed our stay. Thank you.

From the moment you walk into High Bank, you instantly know that you’re going to have a wonderful stay. It’s beautiful and furnished so nicely. Everything you need is there. It’s position in a country lane offers such peaceful rest. Having breakfast or a coffee by the stream is a dream. Just loved staying here. Will hope to stay again.

This cottage is absolutely stunning. As others have said, it is much more spacious than the photos suggest. So useful having a separate laundry room! Also a lovely dining room for family dinners. The listing doesn’t convey how lovely the view is either- across to the stream or up the hill to the woods. It is a wonderful place to be based and great for accessing all Exmoor has to offer.
