In a peaceful rural setting just ¾ miles from the glorious sandy beach at Chapel St Leonards, these three beautiful, detached properties offer a superb base for holidays at any time of year. Commanding views over pastureland, adjacent to the owners’ small working farm, they boast a high quality of contemporary décor and each cottage enjoys a widescreen TV and a TV in every bedroom. The cottages enjoy their own gardens with a private hot tub. They have also been featured as ’The Editor’s Choice’ in the Country Lifestyle and Leisure magazine in 2017. Fantasy Island theme park is only 3 miles and the Sealife Centre at lively Skegness is 7 miles. Locally, there are nature reserves for bird and seal watching as well as opportunities for horse riding, cycling on quiet country lanes and coarse fishing nearby. Lincoln’s lovely medieval streets and designer shops, and the vintage emporiums of charming market towns in the Wolds are also easily accessible. Golf 5 miles. Shops, pubs, restaurants and takeaways are under 1 mile.. All properties: Gas, electricity, bed linen, towels and Wi-Fi included. Travel cot and highchair. From start to finish of our weeks stay was amazing, perfect setting to relax and unwind .
Amazing week away for myself and two friends, made us feel very welcome on arrive with a lovely fresh flowers ,hamper full of tea, milk, ,biscuits , cake , chocolate and fresh eggs from the farm, I had a short walk everyday to see and pet all the animals . Fully equipped kitchen, all rooms to a very high standard , lovely clean hot tube for relaxing ,will definitely be visiting again, all staff and owner very helpful and friendly 5 stars all round couldn't fault anything xx

Fantastic relaxing holiday Very welcoming.
Fantastic relaxing holiday Very welcoming. Roosters clean tidy and very cosy. Hot tub was great as well. A great base to explore the local area from. Added bonus of being able to take our dog as well, who also enjoyed his holiday! Sally and Neil were great as well, nothing was too much trouble. Thank you Sally for a lovely stay. The photos really don't do 'Roosters' justice, in reality it is a lot more spacious than we'd imagined. Also very comfortable and with the all in important enclosed garden for the dog. The cottage had everything we needed for our stay. Sally was able to recommend a couple of the local take aways - who delivered to the door. The Ship pub is a short walk away in the evenings and is a lot quieter and more relaxed than the other pubs in the area. The outlook over the fields, with cows and the donkeys coming to the kitchen window was lovely. Chapel St Leonards itself has everything that you need; as my father in law commented 'its even got an undertakers!', so there you go - we can't fault anything. A lovely cottage which provided us with everything we needed with friendly hosts next door. The animals on the small farm added to the country feel, we loved watching the cows in the field behind the cottage. The hot tub was lovely and enjoyed by the whole family. We liked the location being just outside of Chapel St Leonards, but only a short walk (0.4 miles) to the local pub (The Ship In) which served nice food and a good pint. We've stayed with Sally at Mill Farm Cottages many times, this was the first time using this website. We got a warm welcome on arrival with a tea tray and cakes. The cottage was spotless, warm and really welcoming. Great facilities and equipment, hot tub is a bonus! The farm itself has chickens, cows, sheep, donkeys and a pig, my little girl love feeding them and watching them. A fantastic break away for couples and families. Lots to see and do nearby, Skegness just a short drive away too. Would definitely recommend to friends and family, Sally is an amazing host and the cottages are all lovely!

The cottage was situated ideally for what we wanted, and was comfortable and clean, when we arrived, the owner informed us that before we got in the hotub, we were to have a shower, this remark was very insulting as we are middle aged respectable people and not savages, there was also a fault with the hotub which the owner said she would not tell us what it was as we would not use it, out of the party of five three were ill after using it and it was not used for the remainder of the holiday, whilst we were away someone must have attended to it as the snail that was in it had been removed, and when the owner came the filter was missing and, we felt as though we were being accused of stealing it.

We all throughly enjoyed our week staying at Rooster.
We all throughly enjoyed our week staying at Rooster. The accommodation was extremely comfortable and well equipped. The bonus for us was the rural aspect and being surrounded by the farm animals. Our Grandson especially loved Elsie the pig who he enjoyed feeding daily alongside the chicken who appeared to walk up to meet him.

The Roosters Bungalow is just perfect in every way.
The Roosters Bungalow is just perfect in every way. The things that make a holiday for me are the personal touches and this holiday was full of them. Beautiful fresh irises in the window, lovely selection of cakes presented nicely, bread butter and fresh milk all awaited us. The cleanliness of the accommodation was excellent and I WILL be going back in the future. Many thanks for your kind and generous hospitality.
