An unforgettable warm and friendly farmstyle Bed & Breakfast experience awaits you in this cosy atmosphere only 6km from historic Armidale. Nestled in an enchanting cottage garden with the friendly company of personality farm animals, the free-standing cottage allows guests to enjoy private ensuite accommodation. The historic cottage with its two bedrooms and ensuite, although not large, is well equipped with a selection of books, magazines and activities, and there are heaters in every room with good insulation and electric blankets on all the beds. Fans are provided for the warmer weather. Microwave, BBQ with crockery and cutlery are also available. A continental hamper breakfast may be enjoyed beneath the canopy of fruit trees. Bread is home baked and preserves are lovingly made from fruit trees in the garden.
Enjoy the company of the friendly farm animals; Sassy the ever friendly Border Collie who loves to welcome all guests, a cheeky miniature horse, ducks, and hens for the children to feed and collect the eggs.

Only 15 minutes drive from Poppy's Cottage, guests may stroll along the easy walks and enjoy the breathtaking panoramas of the Oxley Wild Rivers National Park and Dangars Gorge with waterfalls after the rain. They may view spectacular lookouts as well as exploring more testing treks.
In the adjacent lane kangaroos may be seen grazing each morning and also may be seen living in the bushes of the extinct volcanic plug on the property. For the energetic; guests may climb the extinct volcano and stimulate a good appetite for their hearty Poppy's Cottage breakfast.
You can then settle back under the fruit trees in an enchanting garden and enjoy the delicious meal served to you at your leisure. Spend the day relaxing in the shaded 2 acres of gardens or explore the town in the daily bus tour to hear the highlights of life in Armidale from its beginnings to the current time. There is information in the cottage for a self drive tour by car or a walk around the town to see some of the lovely old buildings and their attractive architecture. Fabulous service and a very cute little cottage
Poppy was so completely gorgeous and very attentive to make sure that we were comfortable. The cottage is small but she has managed to pack a lot into a tiny space. The breakfast was fabulous with freshly baked bread, fresh fruit salad, yoghurt and a choice of cereals. A very pleasant stay.

NOT AT ALL PET FRIENDLY.
A very disappointing, stressful and expensive experience for us. It was not at all pet friendly. Despite me sending an extra message the day before, with a photo of our two mini fox-terrier dogs to double check and getting confirmation that they were welcome. After we were led into the cottage, we were prevented by the host, who seemed very anxious, from showing our two small dogs around and having a chance to settling them in this new environment. Shortly after, we were told by the host 'this will not work'. We had not yet even had a chance to get our dogs beds and other things out of the car. Or even have a moment to freshen up (it was 4pm and we had been driving since 7.30am). So we asked for a refund and left. We were still charged a night and a 50 cleaning fee and lost 2 days of our holiday. Additionally, we ended up having to drive a total of 14 hours that day. We cannot give a valid score for cleanliness, as we were prevented from having the opportunity to stay more than 15 minutes and prevented from moving around the cottage at all. We thought afterwards, perhaps they had double booked or had family coming. We were completely confounded with respect to how we were treated by the host and why they chose to charge us a night's accommodation and a cleaning fee, for the 10 minutes we were in there.

FOR "US" IT WAS AN APPALLING EXPERIENCE.
A very stressful, exhausting and expensive 10 minutes. After driving from 7.30am to 4.00pm, we were made to feel very uncomfortable once the host had us both with our dogs in the tiny cottage. She prevented us from having even a few minutes alone to freshen up and show our two little mini foxies around the cottage to establish the rules and settle them - despite us asking for this several times. She stood in the central doorway inside the very small cottage, literally blocking us so we and our dogs were forced to sit on the sofa below her gaze. It was so cramped, the atmosphere so tense, one of our dogs cried throughout. The other momentarily escaped and ran around her and jumped on 2 beds. One was beside her. He tried to befriend her which seemed to infuriate her. Getting on beds is not allowed at our home, so we then told him it was not allowed here either. We had been like that only about 10 minutes when she said "I dont think this will work". We asked for a refund and left. It was late in the day and there was no other accommodation available - all the way home. So we lost the last 2 days of our holiday. The host's decision with the refund was to charge us a full nights accommodation and a 50 cleaning fee. A very stressful, exhausting and expensive 10 minutes, on a day which ended up requiring us to drive for 14 hours. We and our two small dogs had wonderful experiences with our hosts for the 5 days before. A '1' for cleanliness as prevented from looking around.

The sky was littered with stars, the garden filled with flowers...and roses with such intense fragrance! What a treat to have Poppy’s Cottage available to us...a better way to stay and a very comfortable, memorable experience. This is my second stay with Poppy and Jake. I can’t endorse it enough. This is a truely relaxing experience with some delightful people in unique surroundings. Breakfast is scrumdiddlyumptious! Served in uniquely Australian surroundings. The cottage is well stocked with tea, coffee and treats. There were plenty of books for reading and relaxing. We stayed for three nights on this occassion and left feeling completely relaxed and grounded. Thanks for a marvellous stay. We will be back again!

Small but warm, friendly and accommodating
We enjoyed our stay here but with two small children we found the cottage a bit on the small side. There is no separate living area only two bedrooms and the couch, fridge and microwave are in the kids room so can be tricky for parents to relax after they go to bed. Hosts were very friendly and happily assisted with dietary requirements. Breakfasts were lovely but hosts couldn't serve them early due to prep time. Hamper available though. Dinner also nice but reasonably expensive for what you got. Our toddler loved the farm animals.

Wonderful weekend!
A truly relaxing weekend in lovely surrounds with delightful hosts. Breakfast was exceptional. Poppy delights included farm fresh eggs, home made bread and homemade jams. The gardens are just gorgeous!

What a lovely place!
We brought our 2 children and dog to with Poppy and Jake and had such a lovely time. Ww loved the rustic feel of the cottage, with all the nostalgia for the adults, and books and toys for the kids, we were right at home. The cottage was clean and tidy, a little cluttered once our bags were inside (but you expect that as 'cottage' implies a small space). Beautiful countryside, immaculate attention to details like the hazelnut coffee and anzac biscuits provided in the picnic box, and the wonderful cooked breakfast and fresh fruit salad all made it a real hit. Our older child loves animals, so the geese, chickens, dogs and pony were her favourite thing. And our little boy and dog loved the fresh mown grass to run around a stretch their legs (driving Sydney to north of Brisbane). It was a shame ours was only an overnight stay, an extra night or two would have been enjoyable to explore the surrounding area. Thankyou Poppy and Jake, we all felt thoroughly welcomed!

Tranquil & relaxing!
We arrived at Poppy's having driven from Sydney that morning. What a wonderful start to our 2 week holiday of travelling to central Qld. My son Adam was smitten as soon as he stepped from the car & was greeted by the beautiful & stately Emma (Poppy & Jack's 15 year old golden retriever). My daughter Kate was instantly taken with Cokey (Jack's miniature horse), Miffy and the ducks. We climbed the old volcano core in the afternoon and took in the views of the surrounding country side; well worth it. We brought dinner with us and had a lovely dinner sitting in Poppy's country garden. I'd recommend this, or arranging dinner with Poppy, as it is so lovely to walk, or just sit, and take in the changing light at sunset. After waking to magpie song in the trees outside our window, breakfast was just divine. What a great start to the day. Jack & Poppy; thank you for being such kind & accommodating hosts. We highly recommend staying at Poppy's even if just for a night; but make sure you arrive early enough to really enjoy all that it has to offer.
