This newly constructed vacation home is ever so perfectly located in the Beaches of South Walton and is just a short stroll away from the sugary white sands of Seagrove Beach. This home offers modern and luxurious amenities on the interior while still having an Old Florida styled feel on the exterior. Southern Sands offers four bedrooms and four and a half bathrooms. It also has an additional private Bunk Nook which children are sure to enjoy. Upon entering Southern Sands the first floor with blow you away with its large and spacious living and dining areas, as well as an updated and very open kitchen. The living area boasts a Large Screen Smart TV above the mantle of the decorative fireplace (inoperable) as well as a wraparound couch and two comfortable arm chairs. The dining area contains a large farm dining that has seating for ten. The kitchen, as mentioned previously, has state-of-the-art appliances which include a professional-grade range, a double oven, warming drawer, and a large side by side refrigerator with a wine rack nestled above. It also features a granite bar with seating for five as well as a separate Breakfast Nook with seating for eight. The guest bedroom that is located downstairs has a comfortable Queen Size Bed and has a full bathroom attached to it. The spacious Master Bedroom offers enamoring views of the beautiful Tresca Lake and has a King Size bed. The Master Bathroom includes a soaking tub and a separate walk-in shower. One of the Guest Bedrooms on the second floor contains a Queen Size bed and has access to it's own private bathroom. The fourth guest bedroom is a large room that has a couch and four bunks that all face a Large Screen Smart TV. The private Bunk Nook is right around the corner and features wraparound windows and a twin bunk bed.

Initially named after the thick grove of windswept trees bordering its pristine white sand beach, Seagrove has stayed true to its “roots” by preserving its original natural beauty. Accommodations hosted along its shores include quaint beachfront condominiums, lavish beach-side resorts, and colorful vacation homes. In addition, Seagrove Beach is a quiet oasis that is surrounded by the bustling luxury lifestyle destinations including Seaside and WaterSound.

We loved the house! It was perfect for our group. Property management team was very quick to help (we set off the smoke detectors one morning cooking) and even followed up. Would love to go back!!

We liked this house, very nice and had plenty of room for the 8 of us to spread out. The location was great, only like a block from the beach and the pool was great. Although…..as soon as we opened the door some screeching alarm was going off and we thought it was a house alarm. We had to call the management 2 mins after getting there. Turns out there was a malfunctioning door alarm sensor. Dude came out glued the sensor thing back on and it was fine but they are on there not for security but to squeal like there’s a 5 alarm fire if a door leading to the pool is open longer than 10 seconds. You also need to hit a button every time you go out or it goes off immediately scaring the bejesus out of the entire house. There were ants..big ones, not aggressive but very present in the house. The one trash can outside was overflowing when we got there it couldn’t even be closed. I emailed the management company and they sent someone out who took like 2 bags out of it and left the rest. The trash didn’t get picked up until the day before we left so we had to just take the bags outside by the can but raccoons would rip them open at night. Lastly know that if you stay here you will need to go to the store and get stocked up on paper products, cleaning products and washing machine detergent and a hair dryer.

Great beach house!
Our stay at Southern Sands was wonderful, would definitely book again. The location is great- just a 5 min walk to beach and the surroundings were pretty quiet. Having the pool was a definite bonus- especially for the kids.

Poor communication with property management
First off let me start by saying the overall layout of the house met my expeditions for a large family. We had 10 people and there was plenty of room for us all to stay. However, I will say there should have been more wash clothes and towels provided for the amount of people the house accommodated. We washed almost daily to keep enough clean. The washer was also dirty and smelled of mildew. I was not impressed by the cleanliness of the house. It was clean, but definitely could have been cleaner. It just needs a deep clean of under the couches, baseboards, etc. At this price point I would expect the property to be cleaner. We had to call maintenance twice. Once over a remote not being in the bunk room, which was dropped off the next day. The second was the pool was supposed to be heated upon us arriving. It was not, so we contacted maintenance immediately. They assured us they would be out the next day. They were not. We called again, and they said they would have someone out by the next day and reimburse us for the days it was not heated. By the 3rd day it was still not heated, so we called maintenance to tell them at this point it was not even worth it to heat because by the time it heated we would be on our 4th day at the property. They did reimburse us for the cost. However, the property management group was not helpful and did not offer any compensation for them neglecting to turn on the heater. The pool was so cold the kids were unable to use it on our stay, which was a let down for them. We got this house with a private pool to be away from crowds and we couldn’t even use it. Another thing to note was the beach access, it is public, but there are two private beaxh access points that you cannot sit at, which leaves you only about 100 yards to sit. If it’s not crowded you would be ok, however on crowded days you will definitely be sitting second row behind someone. Overall, the stay was ok, but we will not be staying here again. At this price point we could find a different property with better beach access and amenities.

Don’t let looks deceive you
The place looks too good to be true and it is! We had to clean the place before we move our things in. Sand in the Bed of master bedroom as well as a dried up lizard. We found a roach on morning in front of the fireplace. There was a large red ant hill inside the screened in porch. The screened in porch looked as if it had never been cleaned with food or something plattered on the wall. Nasty furniture in den, kitchen, porch. We had to spread sheets on the sofa in order to sit on it. The internet was cut off on Tuesday by the FCC......yes I said FCC for some sort of illegal activity and it was not on When we left on Saturday even though we were promised it would be on by Thursday. Called management 19 times over this issue and only received 2 return calls even many were promised. You need to review Ocean Reef’s review on their website before ever booking with them!

We absolutely loved the property! Everything was wonderful, with the exception of the pool maintenance person. He was extremely rude and made what would have been a PERFECT stay only great.

This was our third year getting this house for our family vacation - highly recommend!
Great times had - third year coming here with my extended family and we definitely enjoy the house. The only complaint is that there is limited space on the beach so it can seem crowded during peak season.

Great vacation with family
Wonderful property, spacious enough for family of five with two adult relatives. Great kitchen, convenient amenities. Only small improvements would make are stronger WiFi, better bbq grill, and a tea kettle for boiling water in kitchen. Thank you for a great stay!

Southern Sands was a beautiful home for our family of 10. The pool was a big hit every day as the gulf was too cold for them. Ocean reef was great and very accommodating . We all want to return to the Emerald Coast & Southern Sands.

We had 3 families stay at the house. There's plenty of room and it has a great location!!
We had a wonderful time. We rode bikes to the beach everyday. It's just a 3 minute ride and the kids loved it! The bedrooms are spacious and the kitchen is large enough to cook big meals and gather to eat. We will be back again!!

Perfect Family Beach House!
We absolutely loved this beach house - very private pool and close enough to walk or bike to the beach. All bedrooms were comfortable and the private bath in the bunk room was such a bonus!!! The screen porch in the back was a great place to relax, enjoy a glass of wine and watch the kids swim, will definitely go back!

Beautiful home just minutes from the beach!!
This house is simply beautiful. Every last detail makes it a perfect beach home! We stayed here for Spring Break and were very grateful for the heated pool. The kitchen was big and allowed us to cook and eat as a family. I would agree that for the most part it's stocked and ready to go.....we couldn't find a single spatula, but otherwise we were set. We had 10 total in our party and really liked the way the house was layed out and there were plenty of bathrooms! The beach is about a block away! Easily accessible for all. The bikes were nice as well. We enjoyed biking into town for snocones! Overall the house was perfect!!
