If the only noise you like to hear as you go to sleep at night is the waves washing up on the shore, this is the place for you.
Our house looks out into the bush covered dunes. Total area is 152 square metres plus garage space for two cars.
There are no roads between us and beautiful Broulee beach which is accessed by a short, sandy track.
Birds frequently seen from our balcony include the spectacular King Parrots, Crimson Rosellas, Rainbow Lorikeets, pink and grey Galahs, Black Cockatoos, Yellow Crested Cockatoos, Gang Gang parrots, Kookaburras, Wattle Birds, Wrens, Silver Eyes, the occasional Satin Bower Bird and Sea Eagles far overhead. There are also a range of sea birds on the beach and surrounding rocks.
The top floor is the living area. The ceiling rises to the front, with a wall of glass 3.5 metres (nearly 12 feet) high to take advantage of the view. The living area has comfortable leather lounges, widescreen smart TV, wifi, DVD player and a small hi fi unit. There is a modern kitchen with all conveniences including microwave, oven, hotplates, refrigerator, dishwasher etc. A balcony off the kitchen looks over the landscaped courtyard below, exclusive to our townhouse. There is a dining area next to the kitchen with a table that will seat up to eight people.
The bedroom level comprises three bedrooms and two bathrooms. The main bedroom has a Queen bed, with a walk in wardrobe leading to a luxurious bathroom comprising spa bath, twin vanities, separate shower and separate toilet. There is a balcony off this bedroom which looks out into the tree covered (mainly native Banksias) sand dunes. One of the other bedrooms also has a double bed and the third bedroom a bunk with double bed on bottom and single bed on top. The second bathroom has shower, toilet and basin. The laundry has a washing machine, dryer and tub. There is internal access from garage with two car spaces.
We ask people not to smoke in the house, but there are 3 balconies and a large courtyard garden all suitable for smokers.
Please note that the body corporate doesn't allow pets. Sheets and towels provided.
Our Neighbourhood
Broulee is surrounded by beautiful, natural beaches. There are crystal clear swimming areas and surfing spots and good fishing from the rocks and beach. The beach we look out on is around 5 kilometres long and is completely undeveloped. Deep sea fishing charters are available from surrounding towns including Batemans Bay and Moruya.
A few kms away is the wonderful Mogo zoo with attractions which include White Lions, Snow Leopards and Sumatran Tigers.
Adjoining the headland is an island (nature reserve) which can be reached by a permanent sand spit and takes around an hour to walk around. With luck, you can see some wallabies if you climb to the top of the island.
Nearby facilities include a general store, hamburger/pizza cafe, petrol station, newsagent, chemist, surf shop and tennis courts.
The larger towns of Batemans Bay and Moruya with all facilities including supermarkets, restaurants, cinemas etc are about 15 minutes away by car or bus. The nearest international airport is Sydney, around four hours by car. The local commuter airport (Moruya), is five kilometres away. Every Saturday mornings there are markets on the river at Moruya where you can buy local produce.
While Broulee has just the one fast food outlet, within 10-20 minutes drive there are a wide range of cafes, restaurants, and clubs providing everything from cheap and cheerful fish and chips to the very best modern Australian food.
There are tennis courts in walking distance and numerous golf courses open to the public within 15-30 minutes drive.
Broulee is four hours drive south of Sydney or 45 minutes by plane, and two hours from Canberra via the traditional Australian country towns of Bungendore and Braidwood.

Our townhouse is perfect for anyone who is looking for a beach holiday in a great climate away from the crowds. Broulee is in one of Australia's most beautiful natural beach areas. It is a laid back Australian sea side village with wonderful beaches, swimming, fishing and beach walks. Short and long walks are also well marked in nearby national parks and nature reserves.
The beautiful environment has attracted a community of painters, sculptors, craftspeople and photographers, and galleries and private studios can be found throughout the whole area.
Broulee has a fairly mild climate, but it can get cool during winter with average temperatures in winter of 5-18 degrees C . The best time of the year for a beach holiday is October to May.
