Nestled in the heart of the Margaret River Wine Region, For The Birds Yallingup is a peaceful sanctuary located at the highest elevation of Hillbrook Estate, one of Yallingup’s most picturesque properties. Bordered by Yelverton National Park and Abbeys Farm Road, the property offers expansive vineyards and panoramic views of the Indian Ocean. Set within 260 acres of tall trees, valleys, and rolling pastures, where kangaroos and abundant wildlife roam, it is an idyllic escape surrounded by natural beauty.

The House

Designed to make the most of its elevated position on the Yallingup escarpment, For The Birds is a spacious, light-filled home with ocean or forest views from every room. The property includes two generous living areas, a formal dining room, and a fully renovated kitchen with a pantry. There is also a separate large master king bedroom suite, three additional bedrooms (two with queen beds and one with a king bed), a family bathroom, and a laundry.
The house blends modern comfort with antique furnishings and is equipped with a baby grand piano, TVs in the master, living, and lounge rooms, a slow-combustion wood stove, ducted reverse-cycle air conditioning, satellite internet/Wi-Fi, a fully equipped kitchen, and an alfresco dining and BBQ entertaining area—every amenity you need for the perfect, relaxing escape.

For The Birds is located on Abbeys Farm Road in Yallingup, in the northern part of the Margaret River Wine Region. The property is surrounded by renowned wineries and award-winning restaurants, including Aravina Estate, Wills Domain, Cape Clairault, Streicher, and Deep Woods Estate. Stunning beaches, world-class surf spots, scenic walking trails, and the township of Dunsborough are all close by, the perfect base for exploring the region.

What a find! With a group of 7 we needed a large house and this place delivered. Not only with plenty of beds but also living spaces so we weren’t in each other’s lap for the stay. It was beautifully appointed with everything we needed and easy access to all the usual haunts for tourists in the region. Joanne, our hostess, provided insightful and thorough information both before our arrival and in booklets at the house My adult kids loved the kangaroos coming to visit every day. We would definitely visit again if Joanne will host us.

It’s all about the views
Spectacular views from every room at the property. Peaceful escape for the family in a beautiful home. The fire in the evening was cosy the beds were comfortable. We all loved watching the birds around the property too.

Joanna’s property is very secluded yet close to Dunsborough town and Yallingup beach. It is extremely comfortable, spacious and well appointed, with air conditioning and Wifi. Lots of local wildlife (especially kangaroos and beautiful birds) on your doorstep.

We had an amazing time stay at For the Birds. Having our 6month old travel with us, we were surprised at just how accommodating the place was for children. The baby grand was the cherry on top to the entire experience, being able to place a couple of tunes made bedtime run smoothly. A breath of fresh air
Our beautiful Yallingup siding property was exactly what we were looking for, as a group of 2 families with kids over summer. The house is spacious, clean and so well equipped and the location is in a special pocket with serenity and gorgeous valley views to the ocean yet within easy reach of Yallingup, Dunsborough or Margs. Magnificent sprawling peaceful home
Joanna has been an incredible host - email communication has been prompt and instructions have been spot on. The home is neat, decorated beautifully with super comfy furniture and stylish art work. It has everything and above that you would need for a home away from home stay (coffee machine, curling iron - yes!) The home interacts with nature so well with many wall to floor windows throughout the house. The baby grand piano is an absolute bonus and we enjoyed a good family jamming session around it. Very Welcoming Property
We thoroughly enjoyed our family holiday at "For The Birds". The property was spacious and well appointed. It was comfortable and an easy home in which to relax. The outside space was fabulous with its views to the valley and fields and plenty of space for children to enjoy. The tree swings were an added bonus. gorgeous location and views
Beautifully located amongst farmland and state forest with views down the rolling paddocks to Geographe Bay. Loved watching the kids play and run around outside, listening to the many song birds and seeing kangaroos at dusk time. Gorgeous wild flowers all around. Kids enjoyed playing the baby grand piano. It was still chilly, so we chopped wood and got the fireplace going, which heated up the room perfectly. The house was very roomy for us, a family of 5 and found it a perfect place to entertain friends outside with the view. We did find the internal layout a little cumbersome, with many doors and no direct outdoor access from the kitchen area, so it didn't 'flow' as well as we thought the location and view would warrant... Overall a very enjoyable stay!

The Perfect Home for a getaway
For the Birds was the perfect home for our big family getaway! Very comfortable for 3 couples and 2 children. We watched the kangaroos from the dining room in the morning. The wood burning heaters kept us very cosy even on the coldest nights. The house is so spacious, we had all had space without sitting on top of each other! The kitchen was well equipped to to stay in and cook. The location is perfect. Would absolutely recommend For the Birds and plan to book again!

Wonderful, wonderful property
I don’t know where to begin to explain how great this house was. We had three families staying and so having 3 bedrooms with 1 king and two queen beds was brilliant for the adults. The linen was clean and fresh and the whole house was very neat and tidy. The kitchen was better equipped than I have ever known a holiday house to be. The coffee machine was a welcome item! Two fridges were good too with such big families. The bathrooms were a great size and the showers were to die for! Great pressure of water. The surrounds of the house are beautiful. Kangaroos and mist was the morning view. Lovely walks around too and great bird life. We have lovely little red wrens visiting us. It is only a 15 minute drive to various eating spots so its location is perfect. Communication with the owner was very good. We will definitely be returning visitors. 5 stars all the way around. Thank you!

Tranquil Setting
We thoroughly enjoyed our 7 day break at "For the Birds". The house is comfortable and well equipped. There are wonderful views across rolling paddocks to the ocean. The peace & tranquility was well appreciated. The name didn't disappoint us either. There were plenty of birds to enjoy. Beautiful Splendid Wrens, Golden Whistlers, Yellow-Rumped Thornbills, Wedge-Tailed Eagle, Baudin's Black Cockatoos... just to mention a few. The kangaroos were numerous as well. We look forward to returning to "For the Birds" some time soon.

Why they chose this property

Our Story

Hillbrook Farm

My father, a local Busselton GP, fell in love with Hillbrook Farm when driving from Busselton to surfing in Yallingup. He would drive along Abbeys Farm Road just to look at the property.
Encouraged by other Busselton Doctors in his practice, Kevin Cullen (Cullen Wines), Mike Peterkin (Pierro Wines) and Bill Pannell (Moss Wood & Picardy wineries), my parents purchased the property in 1978 - we had no farming experience at that time.
One of the most picturesque properties in the Yallingup escarpment, Hillbrook Farm totals 260 acres. Bounded by national park on two sides, Hillbrook Farm encompasses 100 acres of native woodland, rolling pastures, ocean views and predominately north facing slopes.

For The Birds Yallingup

In 1984, my parents commissioned a local architect to design our family home to be located at the highest point of Hillbrook Farm. The remit was to design a functional house that maximised the 360-degree views of ocean, valleys & national park, and to comprise two separate wings for parents and children, three spacious living areas, and views from every room.

Completed in in 1986, the house was named For The Birds, due to the abundant bird life surrounding it, the number of girlfriends my brother attracted, and ‘up in the air issues’ of an architecturally challenging roof. The house was permanently occupied by the family until 2013. At this time, my twin sister and I, Lisa and Joanna Boston, took over the ownership and management of the house and Hillbrook Farm.

Since 2013 For The Birds Yallingup has undergone extensive renovation to the house and garden. Upgraded with all 21st century amenities, For The Birds Yallingup is a second home to our families and the guests we host.
