About this property

Avoca Beach Cape Cottage whole house to yourselves, walk to beach and shops

No schoolies, or groups to avoid parties. No under 30 Yr old's unless part of same family, ie children welcome.

Weekend bookings min 2 night, either Friday Saturday and Sunday nights.
Book 3, 3rd at 1/2 price, excluding school holidays and long weekends.
Mid week min 3 nights
Christmas school holidays min 7 nights
Easter minimum 5 nights
NO instant bookings.
We keep this standard to ensure guests have a lovely stay

You will have the whole house to yourselves, only a few hundred meters to beach, shops, restaurants and cafe's, just a fabulous location, very convenient, especially after a few drinks at the local restaurants, and no steep hills to climb after a hot day at the beach, then on the 4th Sunday of each month (except December being 1st Sunday) you can also stroll down to the end of the street to the Avoca Beach markets, all so surprisingly close,

On Sunday mornings (and almost other days except Mondays) its always a nice idea to walk almost across the road to Ludo's bakery and buy some fresh bread from the local bread / coffee shop.

This cottage is set well back off the street, and amongst the cool shade of trees, with Kookaburra's and Lorikeets often waiting to be fed from the rear deck that caters for 10 seated, BBQ and cane outdoor lounge to relax, read a book or glance at the lake, also overlooks the sun-drenched lawn where kids can play. Added gas fired pizza oven located downstairs for something different.

Lounge room now has a slow combustion wood fireplace installed, great for cosy winter nights.

Accommodation comprises 4 bedrooms, 3 bathrooms, one bedroom down stairs which is great for the kids as it has both internal and external access. Master bedroom has its own en-suite, then there is a renovated main bathroom on the main level with the 3rd combined with laundry on the lower level.

Each bedroom has plenty of cupboard space

If you want to just get away from it all & have that holiday beach "cottage" feel without the price tag, this is it. Ample parking, just leave your car in the carport or on the driveway (room for 4+ cars) and then just a short walk to the beach & shops.

NB. To keep prices down, linen is not included, therefore you will need to bring your own sheets and pillow cases, as well as towels. Each bed is supplied with 2 pillows per person and a doona with a cover. We or you can hire directly from Ozone Express launderette or Avoca Beach launderette.

Great getaway
Brilliant house, close to a fab beach. Great dog beach too close by. Easy check in, great communication with the host. The house was perfect for a couple of families with teenagers and a dog. Lovely evenings spent on the deck having a BBQ and playing games. Would love to go back again.

Great house in a relaxing and peaceful location with every possible facility to make your stay as close as possible to being in your own home. All the Avoca Beach facilities were within a short walking distance and very pet friendly. Scott communicated very well with us as guests and provided all the advice needed to make the most of our stay

Great Holiday Home
We very much enjoyed our stay in this vey well appointed comfortable holiday home. It was great to be able to bring our active young outside dog with us. The backyard was safe and large enough for him. The location is great, an wasy walk to the beach. We would highly recommend the property and would look to rent again here.

Great Stay at Avoca Beach
My family spent a week through Xmas at this excellent holiday house. We’ll set up to accommodate 10 people with lots of good spaces indoors and outdoors. Short walk to the local coffee shops, bakery etc and of course to Avoca Beach. Highly recommended for families. Can’t beat the central coast in the summer

Lovely neat and clean cottage style accommodation. Close to beach. Owner has thoughtfully provided usual equipment and more. Lovely verandas to sit, relax, eat, drink wine etc. Dog beach very close as well. Stayed for two days, wished I was able to stay longer.

70th birthday celebration & revisit of Killick family home
Well set up house in very convenient location. Easy home to live in & enjoy. Our parents built the original house in 1958 and our family lived there until about 1974. The house has been modified and well appointed with appropriate furnishings and appliances for a family wanting a short stay at Avoca Beach. Staying there was a pleasant experience for our family as we familiarised with the house and reminisced of those early years of growing up there.

There is nothing forgotten here, the owner has kindly provided everything you need. Small touches like plenty of cutlery and crockery and a large stockpot for cooking make a big difference when feeding a crowd! Highly recommended.

A thoroughly enjoyable house, with only a walk to the beach
The house is very comfortable, with a decent amount of inclusions. Cars do scrape on the entrance driveway, but not major. The stove is a little dated but works. We took a dog, and he liked it too! (particularly the BBQ)

Fantastic location in a superbly well provisioned house. Had a fabulous time.
We loved our stay at the Cottage. It is so refreshing to stay at a house that has more than 6 of everything. Plenty of space for the kids to hang out and the family room fire was welcome as the weather didn't cooperate. All of the facilities are as described and we were greeted with a lovely gift pack on our arrival. Scott communicates very rapidly and all the information we needed was there. Absolutely recommend this property for two to three families who enjoy sitting on leafy verandas, firing up the bbq and generally having a great time.

Top Spot!
This lovingly renovated 50s cottage was just the ticket for our family of 5 (3 boys; 19, 17 & 12) and our beagle, plus a procession of our son's friends day tripping or over-nighting for the week we were there. Heaps of room and all far enough apart so that everyone can do what they want - sleep, read, play games or chin wag - without sitting on top of each other. Great to also have electronic locks (no key to share or lose) and three showers. Can even operate more than one shower at a time with minimal loss in water pressure. We were there for the hottest night the Central Coast had experienced in over 50 years (32.6C at 11:30pm) and although there is no air conditioning, the ceiling fans in the bedrooms and the wide-opening fully screened windows were the next best thing! The breeze through the house - and on the deck - from the lake is wonderful. So is the stock of insect repellent we found under the kitchen sink. Lake = mozzies - inevitable if you want to sit outside on a hot night and the Mozzie Zapper can only do so much :) Kitchen is well stocked. Decent range of sharp knives, heaps of cutlery, crockery, cooking and serving ware and a good sized dishwasher. 4-slice toaster would be an improvement (for groups of hungry teens at breakfast time), but not essential. New BBQ is easy to use and perfect for bacon and eggs for breakfast. Enclosed back yard meant that our pup could roam around at leisure and we could relax. He even listened to us when we said that he couldn't sit on the furniture. Shame he ignores us at home. Although he found the chaise lounge VERY tempting - as did we all! Close to Avoca Village - leisurely 5 minute walk to the shops, 6 minutes to the beach (shark tower) so we could easily walk there and back for take-away Thai or pizzas or replenish dwindling stocks of necessities - bread, milk, wine etc. We'll be back :)

Why they chose this property

Before this home was purchased, a lot of research went into location, other suburbs considered were North Avoca, very little shops and restaurants, Terrigal, like Surfers Paradise on steroids, too busy, Copacabana at least had a couple of shops, MacMasters was just too far by car to come and go. So Avoca Beach was preferred. Then where in Avoca? The bowl area is lovely, but a steep hill to climb after a hot day at the beach, besides too many holiday homes and party noise.

Then this little timber look cottage possibly built in the 1950's was found, it has had some renovations since, and maintains that cottage holiday feel, most of everything seemed to fit the criteria, close to the beach and short walk to the shops and restaurants, no need for the car.
