This 3 storey luxury residence is just a stones throw from the beach, with unrestricted views to the ocean and marina. You will be spoilt for choice deciding whether to have a spa, swim in the pool or ocean, play table tennis or have a wine on one of two balconies. The home is within walking distance to IGA, restaurants, medical centre, pub and pharmacy. Neptune Café is our recommendation for breakfast by the sea. Access to the beach is a short 5 minute walk away.
Sovereign Beach House is an easy care yet impressive 3 storey home designed for those families who enjoy boating, fishing, surfing and all water sports. Its a 2 minute drive from the Marina so bring your own boat to explore the endless possibilities. The ground floor has a below ground indoor pool & spa, 2 bedrooms, 1 bathroom and laundry. The 2nd floor has kitchen/dining/lounge, balcony with bbq, sun room, 2 bedrooms and 2 bathrooms. The top floor has a balcony, bar, table tennis table and attic with a mattress on the floor (suitable for kids & teenagers)
All parts of the house are available to use except for a locked pantry in the kitchen and the garage which are for the owners use only.
A sliding gate and outside CCTV camera ensures security, with plenty of driveway parking and verge parking available.

HOUSE RULES :
Age of primary renter to be 25 years. Photo identification to be provided on request. 3 night minimum stay applies at all times. 5 night minimum during peak xmas period.
No leavers. No parties or unauthorized gatherings.
Our neighbours look out for our property and any disruptive or unlawful behaviour will be reported immediately by them.
Beach Towels are not provided, however if you would like beach towels, then these can be arranged at an additional cost of $5.00 per towel.
Please note that the pool is solar heated, which is not effective in winter. We have a gas heated spa included for your exclusive use.
Base nightly rate is for 6 guests. For more than 6 guests (to a maximum of 12 guests) the additional guest rate is $50 per guest per night.
The property is not suitable for pets and we have a strict no pets policy. Failure to adhere to this rule will incur an additional fee to have the carpets professionally cleaned.

CHILDREN MUST BE SUPERVISED AT ALL TIMES IN THE POOL/SPA AREA. NO DIVING OR GLASS IS ALLOWED.
THIS IS A 3 STOREY PROPERTY WITH STAIRS. EXTREME CARE IS TO BE TAKEN WITH YOUNG CHILDREN AND THOSE WITH MOBILITY ISSUES ON THE STAIRS AND BALCONIES. THERE ARE NO STAIR GATES SO KEEP THAT IN MIND WHEN BOOKING. 10 Adults and 6 vehicles maximum allowed. Any unauthorized visitors recorded at the property will be charged at $100 per person per day unless prior approval is granted. Approved visitors will be charged at $50 per day.
House is to be left in a clean and tidy condition. The following will incur additional cleaning charges:
• Dirty dishes left in sink
• Rubbish bins not emptied
• Sand left on carpet and floors
• BBQ not cleaned
• Ovens and cooktops spattered with oil and grime. (Deep fat frying not permitted)
No hair dying permitted. No fake tan spraying.
No candles to be lit on the property.
No gutting or scaling of fish allowed.
