Stunning waterside stone Villa on water's edge of fiord at Prcanj just outside Kotor.
Perfect for family holiday with friends, extended families or groups & safe for children & fully fenced & gated with small sandy cove for younger children & our swimming jetty with steps down to the water. Canoes, kayaks and paddle boards available to rent nearby.
Peaceful & charming with wonderful views.
Or hire a boat and cruise the water from your doorstep. This listed stone house has been totally renovated whilst retaining its original charm and character.
You can walk to 3 local waters' edge wonderful fish restaurants within 5 minutes and yet the Villa itself stands on a quiet and secluded part of the fiord, and there is a tiny hidden away local shop several hundred yards away. So you don't need to get in the car either to dine or shop but just stroll along in either direction for lunch, a coffee or dinner. Or just to top up with a few bits and pieces for a BBQ lunch at home. The fisherman comes along the water in a boat (sometimes a car) shouting 'Riba, Riba' - fresh fish so its worth rushing out to view his local 'catch' for a very special BBQ. He will also clean and gut the fish for you! In August/September you can pick from the garden the most delicious figs, apricots and pomegranates & flavour your fish BBQ with fresh rosemary from the pots.
The Villa has 6 doubles (1 double & 4 twins & open plan top floor huge room with 4 beds) and 3 shower rooms and a master bedroom with bath & shower en suite.
(4 w.c's/showers in total) There is also a ground floor twin room with shower, w.c. etc next to it which is sometimes very useful for more elderly guests preferring not to use the stairs but wanting private washroom on the same floor.
With fully fitted kitchen, living area and dining area inside and fab terraces outside with BBQ in which to relax overlooking the waters edge.
A short drive to Kotor, the old medieval walled city Kotor is charming and splendid & provides a wide range of shops and restaurants, bars and cafes to suit all tastes and some lovely boutiques, nightclubs and even a casino!
Please call my mobile or email for info. Plenty to do for all ages & great for several families sharing. This is one of the best located Villas available as you can swim in the beautiful fiord from the Villa, buy provisions from a small local shop, walk to 3 waters edge pop-up restaurants and no need to get in the car every day.
Beware of staying too far away in villages on the peninsular as you will miss the views and have to drive a lot to get into Kotor and all the sights!
Priced for 6 persons for those who like a spacious Villa and there is a small extra charge per week for guests over 6 persons to cover linen and towels etc up to a maximum number of guests of 14 in 6 bedrooms.

Idyllic holiday home
Villa Kamelia was a perfect choice for out party of three generations. Amanda was very helpful before and during our stay. We enjoyed the sea and the restaurants. My mother bought fresh bread every morning from the shop Dado. Only negative points were the humidity of the house after many rainy days and the road by the house: although not very busy, one had to be very careful, because of the partly limited visibility.

Very comfortable house, great views and swimming!
What a fantastic house! We had a wonderful relaxing holiday at this villa located a stones throw from the water. Fabulous swimming from the dock and beach, the water was so clear. The house is very well equipped and has two outside dining areas (covered in vines) which we used for breakfast, lunch and dinner. We particularly enjoyed using the BBQ and cooking fish bought from the local fish man. Kotor, the local medieval town is a must as full of wonderful sites, shops and restaurants. I would recommend the walk up to the fort .. it's worth it for the fabulous views. There are lots of excellent walks either along the fjord or if feeling more energetic then up to the top of the hills and along the top (more fabulous veiws). The supermarket new Kotor was excellent and also a local shop about 300 meters away so all very convenient. Also cafes and restaurants in easy walking distance. We all had a great holiday!

Delightful villa in stunning location
You will not be disappointed in this delightful villa with its own pontoon to swim off. The house is very well maintained and equipped with lovely outside terraces. Kotor, which is 20 mins drive away, is well worth a visit. We managed to hire a speed boat and visited the pretty islands and locations along the Fjord. Well worth seeing from the water.

Lovely family villa with stunning views
Comfortable, well-maintained traditional stone villa. Positioned overlooking the water, so easily accessible for early morning swims in the calm water, followed by breakfast on the terrace. Sunbathing either on the terrace by the house or a hop across the road to the jetty directly opposite the house. Fresh fish available daily, brought to the door by local fisherman. Charming local restaurant a 5 minute walk away (we also ordered take away of stuffed squid - a decicious local speciality). The owner also rents out his speedboat (and drives it) by the hour, for exploring the area.

We loved being near to Kotor but not ‘touristy’ . Great having shops/restaurants at walking distance
Having the pontoon was great and as well as swimming we rented kayaks and a paddle board. The house worked well for 9 and fresh fish was delicious. Kotor was lovely and, apart from when a cruise ship was in, it was so much quieter than Dubrovnik. Driving on the narrow roads was fun! We also found Montenegro much cheaper than Croatia especially food - a pleasant surprise.

Beautiful location on the Bay of Kotor
We were a group of 10, including 2 young children. We stayed at Villa Kamilia for a week following a family wedding and loved the location right on the waterfront on the quieter side of the Bay - the views from the terraces are absolutely stunning! The house was clean and welcoming and the kitchen very well-equipped, though we did find the downstairs a little cramped for us all. This wasn't really a problem as we were outside almost all the time. There are a couple of good local restaurants and a small shop within easy walking distance, so everything needed is on the doorstep. We had hired a car, but it was easier to pop into Kotor by the excellent (and cheap -1 euro) bus service. We also hired a boat and loved pottering around the bay in that. Great memories. Mandy couldn't have been more helpful - thank you!

Lovely house with stunning views
Very comfortable, well equipped house ideal for a large family group. Sympathetically renovated. Great swimming directly across the road from the property. Lovely!
The house is as described: a restored village house on beautiful Kotor Bay with stunning views of the mountains across the bay. I was worried when we first arrived that it might feel a bit cramped, but the house is properly equipped for large numbers and it easily accommodated 11 of us (three generations in the first week, four adults and 7 university-aged children in the second week). We alternated lazy days at home – swimming, kayaking (Kotor Bay Tours delivered kayaks to us), fishing and retreating in the heat of the day to the shade of the fig tree and grapevine on the terraces – with expeditions to Kotor, Tivat, Rose, Lake Skarda and Perast. With the temperature in the mid-30s we were glad of the air con in the bedrooms, and it was a huge boon not to have to drive anywhere if we didn’t want to. The bakery is ten minutes’ walk away and is open 6am–11pm, and Dago’s amazing general store, which sells EVERYTHING, from wine and food to lilos and goggles, is two minutes’ walk at most and is open 7am–10pm. The fish man comes daily, and if you tire of cooking for yourself there are plenty of konobas within walking distance. The drive from Dubrovnik airport was frustrating, taking anywhere between 90 minutes and over three hours depending on the queues at the border, so a day trip to Dubrovnik from Kotor as recommended by our guide book might be pushing it, but we had a great day in Dubrovnik at the end of our stay. Flying to Tivat, just 15 minutes away, is much easier unless you’re keen to incorporate some time in Croatia.

Maison tres agréable idealement située et bien équipée
Nous étions 5 personnes adultes dans cette grande maison parfaitement située avec une vue magnifique sur la baie de Kotor. Juste la rue a traverser pour se baigner dans une eau limpide. Beaucoup d'activité nautique dans la baie ( très peu de voiliers cependant) et beaucoup de sites superbes a visiter a faible distance. Seuls points négatifs la coupure d'eau journalière l'après midi mais ceci est dû au pays pas a la maison qui est par ailleurs très bien équipé et la literie qui a tendance a grincer. Je recommande vivement cette location dont les propriétaires ont toujours répondu rapidement et gentiment à nos demandes.

A fab family holiday spot
The bay of Kotor promised something different and didn't disappoint. Wonderful swimming. Stunning fjords. The laid back feel of locals on holiday. Fresh squid at the delightful restaurant a hundred yards down the road. Lunches on the terrace. A well equipped house. Shopping for fruit and veg outside the walls of Kotor. The fish truck. And further afield, a trip into the mountains to Cetinje, the old capital that inspired that classic tale of Ruritanian intrigue - The Prisoner Of Zenda. All in all, a memorable week. Thank you.

Beautiful villa with superb views
Fantastic traditional stone villa with great facilities for the perfect family holiday. Breakfast on the sunny terrace after an early morning dip in crystal clear water a stone's throw from the house a highlight, as was watching local fishermen catch our lunch as we sunbathed on the terrace (wonderful little restaurant less than 5 minutes walk from the villa - stuffed calamari a must!). Spectacular views across the water to Kotor and mountains beyond.Villa was very well equipped and presented and I have no hesitation in recommending.

Fab time in unspoilt location
This was a well kitted out house with everything we needed including plentiful picnic gear. The house was period and warm water was constant with good heating for the cooler evenings. Al fresco dining was magical with two terraces with to die for views offering alternative of shade or sun. The weather was so good I swam daily in the fjord right by the house.

Stunning views, comfortable house
Really enjoyed our stay at Villa Kamelia. The house is very comfortable, clean and well-equipped. Stunning views across the lake, safe garden for children to play in. There is a little village shop 100 yds down the road. We sunbathed on the boat dock and swam in the (rather cold) but beautifully clear lake. Watching the sun go down on the mountains opposite with a drink in your hand is a must!

Stunning location
This property enjoys the most fantastic location. The views are stunning and you have a calm warm sea, just outside the front door. The road between the house and the sea is very busy in the morning so if you have young children, you need to be aware of this however the gate means that they cannot get onto the road.We hired a boat and moored it outside the house which was very useful. Sunbathing spots are not commercial but you nearly always find somewhere and there are so many beaches. All the beaches are quite rocky so you need water shoes but lovely water. Lovely restaurants and very reasonable prices. If you can try and make it for the festival on the water at the end of August, it is spectacular especially if you can get a boat and watch it from the sea. We had to visit the hospital and this was 2 miles away so good to know. Also 2 guests needed emergency dentist treatment This was exceptional and cheap compared to the UK (almost considering coming back just for check ups!). The neighbours around the house were very friendly. The stairs within the house are steep. we had a five year old with us and he was fine but you should be aware. A lovely stay in the most interesting and beautiful location.

Views to die for!
If you arrive at night and wake up in the morning to the glistening blue sea dotted with fishing boats and framed by the most dramatic steep mountains you will, as we did, think that you have died and gone to heaven! The terrace is partly shaded by a vine and we sunbathed there or on the jetty from which we could bathe directly into the sea. The villa itself was very comfortable and well equipped and Kotor a beautiful old local town with gorgeous restaurants and a colourful market.

Great house on the lakes
8 of us had a wonderful holiday in this house on the lake. Woke up to beautiful views, breakfast on the terrace and swimming off the jetty. House very well appointed with comfortable beds, good bathrooms - everything worked well + kitchen very good. A bonus was a village shop 80 yards from the house. Owners had thoughtfully provided lots of info on local restaurants, amenities etc. Great stay, beautiful, unspoilt environment.

Lovely holiday property in Montenegro
First impressions are of spectacular mountain scenery, the beautiful Gulf of Kotor fijord, and the unspoilt villages along the way. Villa Kamelia in Prcanj is a charming house, outwardly simple, all mod cons within. It is right on the warm, clear water of the fijord, where one can swim, fish or mess about in boats. Useful local shops and delightful restaurants add to the user convenience. An evening barbecue on the patio, watching the fading light on the craggy mountains, is a rare and unforgettable treat.

Magical place
This is a lovely place - overlooking the fjord, surrounded by hills, and with all the facilities for a family holiday. The villa is well equipped, with amazing views across the fjord - a particularly magical site in the evenings as you sit on the veranda enjoying the surroundings. It is also lovely to take a walk along the fjordside road where you will find several excellent resaurants set on jetties overlooking the water. The villa is perfect for all ages - boating, swimming, or just sitting under the shade of the fig tree. Also soe fascinating historical sites not far away. An immensely enjoyable holiday - would love to return soon.

Why they chose this property

Villa Kamelia was a lucky find! Situated right on the first line of the fiord with incredible views from all rooms of the mountains reflecting in the water. With three waterside terraces there is plenty of space, both shade and sun and eating out on any of them looking at the water, the mountains and the sunset is a real experience.
I spent 3 years reconstructing the Villa into a lovely holiday home that I, my children, their friends and mine too have enjoyed from the ages of 12 +. Memorable family holidays have been spent dipping in and out of the water, wining and dining and sometimes almost not getting out of swimming things for several days as it is so much fun just being at the Villa.
