Please note that due to COVID restrictions in certain areas, the community amenities for this property may be limited. These restrictions are out of our control and therefore we cannot be held responsible. Please understand these rules are in place for the safety of all residents and guests.

Guest Access:
You’ll have exclusive access to the condo and your private patio areas during your stay. But you of course can also enjoy the condo's lovely amenities, including palapa-lounge, grill, dining area, and an outdoor pool.

The Neighborhood:
Inside the beautiful residential neighborhood puts you in the middle between Tulum's town and the beach!
- At Tulum you'll find amenities like a gorgeous swimming pool and palapa-lounge, grill, dining area and bicycles! - Bikes for you to use so you can explore Tulum by bike! It is also nice to bike, walk or jog around.
- The area is surrounded by mystic jungle vibes yet still with modern comforts and conveniences
- The Tulum town shops and commercial shops in walking distance
- Mayan ruins, ancient cenotes, and the incredible Tulum beach, famous dining and clubs are only a few minutes away

Getting Around:
The condo is a 90-minute drive from Cancun’s International Airport. We’re happy to arrange private transportation for you!

2 bikes are provided so you can explore the neighbourhood.

We highly recommend renting a car- there’s just so much to see in the Tulum area! Don’t miss the famous Mayan ruins, cenotes, stunning beaches, downtown area, and nearby attractions. On-site parking is available.

Other Things to Note:
Electricity & Internet outages are a reality in Tulum and completely out of our control. If our guests experience these outages, we apologize in advance, but Stella Rentals cannot be held responsible for this inconvenience.

Stella Rentals grants you preferential beach access to ´´Playa Negroni by Tago´´. Contact your concierge to save your spot.

Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.

There are currently no screens on the windows. If you plan to turn off the AC and let the air in, please remember the bug spray!

-Additional Services-

We are happy to assist you with other arrangements for a worry-free vacation, like housekeeping, laundry service, airport transfers, tour info, and more. All of these services can be booked prior to your arrival.

We provide a few essentials to make you feel more at home when you arrive: drinking water, soap, shampoo, and toilet paper. Please note that these will not be refilled during your stay. Kitchen supplies (like oil, sugar, salt and so on) are not provided as part of the rental cost. However, if you would like to arrange grocery delivery, just let us know!

The cleaning service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.

Security Deposit : A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.


House Rules:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture
- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.

On the day of your arrival, the local property manager will be collecting a security deposit of $500 USD (or the equivalent in MXN) in-person upon check-in at the property. This will be refunded after your check out if no damage is caused and if no electricity is due.

Interaction with Guests:
You can check yourself in using the lockbox, and you’ll have complete privacy during your stay.
