The Neighborhood: Springfield is a lovely residential area just 4.5km from the Rotorua CBD. The local shops are just a 2min walk from the house where you will find a convienience store, a great bakery and a few other handy shops. The Redwoods Forest is an easy ride from the house as are many other attractions including Te Puia and Whakarewarewa - The Living Maori Village.
Other Things to Note: The house is a Lockwood (timber construction) and as such, it does make noises as the timber heats up and cools down. Don't be alarmed by these sounds, it is just the timber expanding and contracting and is totally normal for this type of construction.

Larger home with good-sized rooms, comfortable beds and a well equipped kitchen. Some road noise during the daytime, and occasional loud pops and creaks inside the house
The house was nice and true to the listing. It was a good location for all the activities we had planned in Rotorua and Taupo. The spa was great to have. The only negative was how LOUD the house is. The noises throughout the night woke us up multiple times so didn’t get a solid night sleep during our stay. If you have little ones that might be problematic, but otherwise good stay.
Super comfortable home - plenty of room and v clean. Great location for exploring Rotorua and the Redwood Forest… tons to do!

Liked: Check-in, location
Disliked: Cleanliness
Good location, needs a bit of loving.
House inside was tidy enough, plenty of towels, beds were comfy. Heat pump kept us snug, heaps of kitchen equipment and the BBQ was great was awesome to be able to use the carshed. Location for us was perfect very easy to find and easy to get into the city centre and attractions Not so good bits -Kitchen blinds need a clean. Exterior of the house let it down, the garden could do with a bit of loving, the exterior a bit of a clean and the windows need a clean inside and out, webs everywhere -thats all that would be needed to change it from an average place to stay to a great place and really wouldn't take that much effort or expense
Perfect for what we needed to enjoy a quick mid-winter getaway, easy access by car to the city, MTB park, and all the attractions Rotorua has to offer. the MTB park is just a short bike ride away. Great garage to store the bikes etc.
Our stay unfortunately left us sleep-deprived due to the extremely loud creaks that echoed throughout the night. I guess this is to be expected with a Lockwood home. However, we didn’t expect the bangs to be so jolting throughout the night. Unfortunately, the spa was too murky to enjoy, perhaps they haven’t figured out the right balance of chemicals, so we didn't use it. There were a few cobwebs around, which needed a quick clean too. On a positive note, the location proved excellent, situated near the bike park and in close proximity to Eat Streats, a hub of restaurants. Leonardo's, offering Italian cuisine, stood out as a highlight for those interested. Overall, great location but due to the creaks and loud bangs we wouldn’t stay here again.
