luxury 3 bed 2 bath villa situated in a private small complex in a key location in Kato Paphos. The shared pool is over-looked by the villa. All bedrooms are air-conditioned. The accommodation consists of master bedroom (en-suite) with access to balconies front and rear, a large double bedroom and a large bedroom with 1 set of Bunk Beds plus a single bed, both with balconies, large lounge/dining room and fully fitted kitchen.

Included in the price..... Air Conditioning and The Internet allowance is Unlimited, with WiFi connection, surf the web, play games on your Ipad or watch UK TV on your laptop (The TV in the lounge is also connected to the internet so you are able to watch your usual Freeview channels.

The property is just a short walk to restaurants, bars, shops and the sea.

The complex consists of just 4 villas, with shared pool.

The location is very quite and yet is only 800 yards from the main tourist area and near the main bus routes hire car optional.


Villa Nerina has been privately owned by the present owners for 20 years. It has been improved year on year and furnished for the use of the owners, as well as guests. The property is elegant and modern, it is situated in a quite residential area of Kato Paphos, ensuring a unique opportunity for quality relaxing holidays. It is large which gives the opportunity for families to maintain space and therefore maintain a relaxed holiday environment.

We realise your on holiday and no one wants to wash up but the outdoor cooking area can be of huge benefit. Obviously there is the BBQ, but also the Kileftiko oven is an old fashioned slow cooker. Get yourself a joint of meat, wrap in foil, throw it in. Now go and enjoy your sun bathing for 2 hours, return to it and throw in some potatoes wraped in foil and leave for another 2 hours. The meat will fall off the bone and the jackets will be soft and fluffy, serve with salad and a glass of local wine. Jamie Oliver would love it and so will you!!!!

A taxi from the airport will cost approximately 30 euros alternatively a bus service runs every hour for 1.5 euro per person and is located immediately outside the arrivals hall. The bus stop is located at Alexander the Great Hotel, which is 300 metres away from the villa.

We thoroughly enjoyed our four week stay. The villa is close to all the sights and amenities.
Highly recommend the villa for convenience to all of Kato Paphos. The owners and their rep in Paphos were extremely helpful and dealt promptly with an internet issue.

Unfortunately on entering the villa we was greated by 3 rather large cockroaches The swimming pool was so murky we was advised by the pool company not to use it We could not work the tv- called and text Patricia but she never came back to us Sofa was quite damaged and definitely in need of renewing! On the plus side it's close to the harbour and restaurants and bars Hope my review is helpful and thanks for letting us use the villa Emma

Great location everything needed within walking distance.
The villa was ideal for our party size.Barby was great we bought some additional tools which was needed as there was none provided.Overall impression we had a great time and although there were families staying in the other villas there was enough room.

Great size villa , great location , great value
Fantastic holiday in Paphos , loads to see and do !! Villa was a perfect base for our party of 8 , ranging from my 5 year old daughter to 76 year old father 4 x Teenage kids my wife and myself . Downstairs bedroom ideal for my dad , open plan downstairs , lots of veranda and outdoor space , great outdoor cooking area and great location for walking into harbour and bars , shop at end of street for necessities , easy access to main road system to explore the island via Jeep/car , water park , Adonis Baths , Tomb of kings , Lara beach all good fun days out , Coral beach for bathing and sea was spot on. Only negative , TV and Wifi could have been better , for the odd occasion we wanted to chill and have an hour in front the box ,,,, All in all if you want 5* luxury go and spend 10 grand on a holiday to Dubai,,, ,, If you want a great Family holiday that's also great Value for Money then I can highly recommend this Villa , and there is definitely something for everyone in Cyprus ..... We will return :)

Great villa
Stayed here recently for 6 weeks, villa was very comfortable, with plenty of room, decent size TV with all the UK channels much appreciated when staying for a long period. Villa situated In an area just a short walk down to the restaurants and bars, turning right at the top of road takes you to the English pub, great value breakfast and a decent cup of tea..I did have a hire car for length of stay but as its so near main area its not really nessasary. This is a very good value villa with lots of room for large families..

we have just returned from staying 17 nights in this lovely villa, it has everything you need for a super holiday, lovely clean pool, great seating areas outside, we could follow the sun around all day long, inside is light and airy but most of all its the space you get inside for you to enjoy your holiday, the rooms are far from pokey, it is well kitted out with everything you could need, we had a car for the time we were there, parking was great, straight in front of the villa, just down at the end of the avenue is a great little supermarket open 7 days a week, all in all fantastic, we will be going back to do it all again next year,

Great Location. Well equiped
Really enjoyed stay and there was everything you need. The outside area great for relaxing and shade when needed. Pool good and never had problem as other villa's seemed to use at different times. In a residential area which was fine and quiet. All in all would highly recommend.

Best value and location
We arrived late Saturday evening on the 21st may. First impressions were clean and very spacious. When we got up on Sunday we were a little disappointed with the pool as it was full of leaves and no matter how we tried to clean with the net is was just not that appealing. However on Monday morning when we looked out the pool was sparkling and very appealing and I really think it was just the timing of the pool man before our arrival was a little hitch, this should not put you off as remember it was the start of the season so I fully understand you can't always get everything done on the dot. The villa shares the pool with 3 other villa's but lucky for us nobody else was there so had it to ourselves all week. I do imagine if all were occupied it could be a little tight but don't think that would put me off. The patio is of good size and offers some great shade out of the sun and a BBQ if you wish to dine in. We used neither the oven or BBQ this time as we were only there for a week but maybe we would if we were there longer. The only thing I would ask of the owners is more ice trays please. I am giving this place 5 stars yes we have have stayed in much posher place but they are full of the things you don't need or want on holiday. Here you have everything you need from a bed to a kettle a full cooker, washing machine and loads of space, plus the added bonus of wi-fi, you won't get better value for money and we will return. We'll be back!!
We stayed in this villa when we attended a wedding in Phapos.Booking was very easy through the owners and they were very helpful regarding local information. The villa is spacious and clean and the pool well maintained although it was too cold to go in at this time of the year despite the glorious weather. That said, our two year old grandson didn't care and spent many happy hours in it! The area is quiet, yet very close to all the restaurants and bars - absolutely ideal location. This was our first time in Cyprus and it was absolutely beautiful and the locals must be the friendliest people ever. Strolling along the seafront and stopping off at one of the many outside cafes for coffee and a bite to eat in the sunshine = heaven! We are already planning our next stay here, hopefully later this year but if not definately next! We would recommend this villa to anyone.

Superb villa, definitely booking again next year!!
My wife and I stayed for a week in May 2102 at this lovely villa. I've read all the other reviews and echo their sentiments entirely. Great location, close to everything yet in a quiet and secure street. The pool was lovely with a deep end of approx 9 feet and shallow end of 3 feet. There is air conditioning in each of the bedrooms and the units run on timer switches, which allow them to stay on for approx 1 to 1.5 hours at a time. This is done to save electricity and isn't a problem in the least. My one criticism is that there is no air-con on the ground floor at all and it does get hot, even with the two ceiling fans and a free standing fan in operation. We found it uncomfortable a few times and we didn't even go in the hottest season. Note that if you want to connect to the internet, there's no wireless router at the villa. There is a standard network ethernet cable which you can plug into a laptop and connect on a pay as you go basis, but this restricts usage to the font of the lounge area where the modem is. This is fine if you have a laptop, but we went with iPads & iPhones and were hoping for wireless connectivity. Luckily, most of the local bars and restaurants have free wifi so we generally used our devices in these areas to collect e-mail, message, and Skype family back home etc.. So this wasn't even really a niggle, I'm mentioning it purely as information for other customers. As with the majority of Cyprus, 3 pin plug sockets are present throughout the villa which dispensed with the need for travel adapters. I have already recommended this villa to friends who are looking, and I expect them to enjoy the villa just as much as we did. Nick and Haley (the owners) make the booking process very pleasant and are really nice people to deal with. They graciously showed us some flexibility when we really needed it which we were truly grateful for. More info for potential renters - There are two first floor balconies (1 front, 1 back), both with chairs, which aren't mentioned in the description, or which can be clearly seen in photos. We sat out on both of these on some days and evenings and it was lovely. The Xbox & PS2 were a nice touch, and there is a selection of games for both consoles as well as some DVD's, which we did make use of. The villa is without doubt a home from home and we can't recommend it enough.

2 great weeks
This must be about our 4th time now and booking again for next year. The villa is in an ideal location, you really don't need a car, the bars, restaurants and sea front are all just a few streets away, good shop at the end of the road ( reasonable prices ), taxi and bus service good and cheap if you want to go to market or anywhere. Villa has really big kitchen, dining and lounge and 3 good size bedrooms, family bathroom, en suit and down stairs toilet, plenty of space all round, only 5 of us but 8 or 9 people would be comfortable as there are 2 fold up beds down stairs which can be used in the lounge as it has a dividing curtain to separate it from kitchen/diner. Kitchen well equipped, all the things you could need, full sized fridge freezer, washing machine and cooker etc, never used cooker as there is a fantastic bbq on patio. Plenty of room around the pool with sun beds and loungers and large table and 8 chairs on patio. Patricia who looks after the place is very friendly and helpful, last year the kettle broke and she was there in about an hour with a new one. Nick and Hayley who own the villa are really nice, they provide a fast and easy booking process, always answer any emails quickly and seem to be making the villa even better year by year. There is a water park, go karting and crazy golf very close by, only 1 euro on the bus. A couple of restaurants we have used every time we are in Paphos are Porta Bella and Edelweiss both are good value and excellent food. I can also say that the villa and area it is in is very secure and safe, didn't think twice about going last year ( twice in 1 year ) with just 2 women and 2 teenage girls and walking home at all hours.

Such a great time went back again.
The villa is really spacious, modern and clean , walking distance to bars, harbour etc, peaceful location. We went for 2 weeks in September and liked so much we went back in November and we have now booked for next year. Porta bella good place to eat, Sixties bar for entertainment.

We purchased the villa in 2000. We chose this property due to it's location to all facilities, size, quiet location and the fact that the communal pool is shared by only 3 other small properties. It provides ample room for families.
