Me and our friends have stayed at this property before and loved it. We saw it listed and decided to stay again. We picked it for the hot tub and it did not work at all during our stay. We tried all the troubleshooting that the property manager suggested and still did not work. I let the property manager know first thing the next morning and they stated the spa tech would fix that day. We got back to the house that evening and it still didn’t work so I contacted property manager again and no response. Very disappointing we could have stayed at a place closer and for less but chose this property for the hot tub and never got to use it and didn’t receive a response when we asked about the spa tech coming by to fix it. We wanted to stay in and enjoy the hot tub on New Year’s Eve and was very disappointed that we weren’t able to.

Hot tub doesn’t work
Booked house because it had a hot tub. Hot tub doesn’t work. Told them, somebody came out and “fixed” it. Still didn’t work. Messaged them again and nobody came. Hot tub never worked the whole trip and they don’t seem to care.

Charming Cottage
While the home is very charming, we were somewhat disappointed with some of the accommodations that we have had in previous VRBO's. Specifically, the kitchen. There need to be more cooking utensils (spatula to flip eggs, strainer for pasta, larger pot to cook pasta in) as well as tin foil/storage bags (we purchased and left for the next person). Maybe it was a fluke that those items were previously provided, but it would make the stay much nicer.
If you are looking for a property that feels like home - this is it. Check in process was incredibly smooth - communication was top notch. This property has everything - every detail has been tended to from kitchen supplies (even had ice in the freezer!), towels, extra throw blankets. The beds and pillows were the most comfortable I have ever had at a rental property. And the best part, this is the ONLY property we have ever stayed at that takes their cleaning fee seriously. There were NO CHECK OUT CHORES! Your cleaning fee covers the cleaning. We left the property tidy but not having to strip beds made this feel like a true vacation. Thank you!

Could not figure out the hot tub. Maybe should post instructions. Had to walk around the house to get to the hot tub, very inconvenient! Shower was extremely slippery. Very dangerous for anyone to use. Would rather stay under a bridge next time.
The location of the house was great, felt home. Had a cool book to explain some of things to do I. The area. A few things to make our stay a wow would be a full length mirror, new shower head, teplace burnt out light bulbs, coffee maker did not work. Lastly access to the hot tub through the back door which it was a nice hot tub. And to be able to use the drier for my swimsuit. Had I know I would have brought more suits.
Held Haus was exactly what we were looking for. Close to Main Street and wineries. We were able to do everything that we wanted asnd come back to this cozy location. Having the hot tub was definitely a bonus. When we come back to Fredericksburg, we will definitely try to stay at this location.
The house is cozy. The only feedback I have is to fix the toilet because it has a high pitch sound for a minute or two after flushing, which woke us up at night. Also, the ability to walk out the back door to the hot tub would be more private & convenient. I tried communicating with the property manager ahead of time to ask what kind of coffee maker but got to answer. It’s a Keurig (k-cup).
Just as advertised, clean and comfortable. Perfect for visiting family and friends.
Convenient to Austin and San Antonio. I would suggest to leave a broom and instructions for the television.
My BFF and I stayed here to celebrate her milestone bday. The Held Haus is cute and quaint in a quiet neighborhood. The beds were comfortable and the bathroom had ample space for out toiletries and skin care (i had lots!). I communicated via email with my questions to Absolute Charm - just about everyday -and they were very prompt in answering me back. I would stay here again.
Overall great experience, cute little house with all the outdoor essentials. Bedding was comfortable, deco was nice. We bought and left our nice wine glasses for the next visitors, because there were none. Only frown was having to walk out front door to get to jazzuci.
Everything about our weekend was delightful from start to finish. The house had a lovely decor and all amenities to facilitate a comfortable stay. The hot tub was a special perk after days full of wine drinking, hiking, and shopping. We would definitely stay here again on our next outing to this area. Highly recommend!
The property was so cute and very comfortable. It was a super hot weekend, but the AC and fans worked great. The decor and colors fit in with the charm of Fredericksburg.
Glad to see the heat was at least on (60) when we arrived after a tricky drive through the ice storm on Thursday night. The house was fine but very drafty in this freezing weather - a few extra blankets would have been nice.
Well-maintained and well-furnished property. Enjoyed my stay.
Two things though:
A property in the wine country with no corkscrew? Not good
Also, the house is haunted. I was woken at night by the sound of bathroom cabinets opening and closing, and in the morning all of the bathroom cabinets were open and the drawers pulled out.
