Introducing TRAILHEAD SANCTUARY, our 4 BR, 2.5 BA, two story home situated in the prestigious and gated Boulder Mountain Highlands community. Hikers, bikers, horse back riders and golfers will love this home's ideal location. Usery Mountain Regional Park and Desert Arroyo Park with its protected desert habitat are a mere 5 minute drive and offer miles of looped trail systems of all levels. Our home's exciting backyard amenities include a pool with optional heat, spa, gas grill and covered patio. The pool heat is $75.00 per day to heat the pool to 80º F. Gather round the fire pit when the evenings turn cool; warm up your golf shots on the private putting green. Citrus trees in the backyard provide seasonal and exceptionally tasty fresh fruit. For our bird lovers there are many resident birds that include a few Hummingbird species.

The living spaces are well appointed with comfortable furnishings and exciting options. For the competitive at heart, there is a game room with foosball and a video arcade. Reclined seating invites casual relaxation with adult beverage in hand for the winners. The game room opens into a dining area with table seating and a high top desk with bar stools.
The cozy family room has a smart TV for streaming your apps and views of the backyard paradise. Between the family room and kitchen is a breakfast nook with table seating and doors to access the covered patio. Your chef and helpers will love the well stocked kitchen with all the culinary tools and space necessary to create a sumptuous feast. The open concept floor plan allows them to watch team sports with the group. Both Keurig and drip coffee makers are ready to brew your gourmet coffee. Island seating is ideal for sipping morning coffee or meals on the run.
Also on the ground floor is a half bath and a laundry room with family size appliances and an exit door. There is an attached garage with parking for 2 cars and driveway spaces for 2 additional vehicles.

ALL four bedrooms are on the second floor and have king beds, TVs and ceiling fans. The primary suite features a desk for your remote work, ensuite bath with a walk-in closet and a private balcony with a view of the pool. The ensuite bath has dual sinks, a delightful garden tub and a walk-in shower.
Bedrooms 2, 3 and 4 share Bathroom 2 with a tub-shower combo and dual vanity sinks. A hair dryer and soap are supplied. Highchairs and Pack 'N Plays are available to rent.

~ RESERVATION NOTES ~
The minimum age to rent is 28 years.
We rent to families; exceptions to this must be approved prior to confirmation of reservation.
The names of all guests staying overnight at the property must be included on the Rental Agreement's guest list.
The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements.
Written approval is required to exceed the standard occupancy of 8 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of eight (8).
Daytime visitors to home may not exceed two (2) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals.
Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only.
To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does NOT record sounds or conversations.
For guest security, on the outside of the home is a security camera that faces the street and driveway.

NO pets are allowed inside or outside the home for any amount of time. The owners and some guests have severe allergies and the home must remain pet free.
Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits.
AZ Vacation Home Rentals reserves the right to require a refundable security deposit.
All TVs are for streaming and not cable or satellite serviced.
The pool heat is $75.00 per day to heat the pool to 80º F.
Spa heating only with no pool heating is $25.00 per day, October through April.
Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September.
This home does not rent for more than 31 nights under any circumstances.
