*This classic red brick exterior features a timber framed porch entrance and
twin gabled colourbond roof.


*From the impressive double door entry, you step into the expansive
lounge/living room.

*A homely timber influenced kitchen with generous island preparation space
and enough room for a 4 seated table. To compliment all this, a wood fire
heater to keep you warm.

*A sensational formal dining room featuring enormous bay windows that will
be well enjoyed for evening entertaining.

Situated just 10 minutes drive from Murchison and the historic township of Rushworth.


KITCHEN/MEALS: The house has a self-contained kitchen.
It is fully equipped with all the electric appliances that you will require. Electric hotplates, electric fan-forced oven, air fryer, fridge/freezer, dishwasher, microwave, kettle, toaster, Nespresso coffee machine with a small sample of pods for your use. Pots, pans, crockery, cutlery, glasses and even plastic plates, bowls and cups are supplied. These are all stored in the drawers and cupboards in the kitchen. The power points in the kitchen have USB charges for your convenience.

When using the dishwasher please use the 90-minute cycle rather than the longer cycle as it will save precious water.

Meals Table & Fireplace/Coonara
The table in the meals area seats 4, but can be extended to seat 6 people.

There is a wood fire heater in the meals area. You are welcome to use this. There is an abundance of wood for your use outside the back door in the laundry.
When using this heater, please ensure that all furniture and belongings are kept at a safe distance from the wood fire heater to avoid any hazards. Also, please keep children supervised at all times around wood fire heater when in use. Please clean up any mess made at the base/harth of the wood heater.

FORMAL DINING ROOM
The formal dining room is an elegant private room set behind French doors. The dining table seats 8 and has its own fireplace with an ambience that could suit a more formal affair. Although, there is plenty of room to cater for a large family and through the double French doors onto the under-cover veranda, you have more seating and outdoor entertaining with another table seating 6.

Dining Room Fireplace:
The dining room fireplace is available for guests to use. There is an abundance of fire wood located outside the back door from the laundry for guests to use.

Please ensure that all furniture and belongings are kept at a safe distance from the fireplace to avoid any hazards. Also, please supervise children at all times when near the fireplace when in use. Please make sure that the open fire place is not left unattended and clean up any mess at the base of the fireplace.

OUTDOOR DINING SETTING
The outdoor dining setting can be accessed through a second set of French doors coming from the formal dining room. The undercover outdoor dining table seats 5.

POND AND JETTY
This is a rural property and as a result the pond and jetty do not come with any safety barriers. Children’s safety is your responsibility so they must be supervised at all times near the pond.

The Lake/ Waranga Basin
Whilst the lake is shallow it still presents a hazard to unsupervised children. There is direct access to the lake from the property with no fencing or barriers therefore children safety is your responsibility and must be supervised at all times near the lake.

VEGETABLE GARDEN
Property has its own Orchids and vegetable garden. Please feel free to enjoy some of the many vegetables and fruits that this has to offer. Please only take what you need, leaving produce for following guests.

Set in a nice quiet neighbourhood on a prime position of the Waranga Basin.
Only a 10 minute drive to the historic towns of Rushworth and Murchison. Waranga Shores is a small Victorian Rural Location within the local government area of Campaspe, it is located approximately 144kms from the capital Melbourne covering an area of 117.469 square kilometres. Waranga Shores has a recorded population of 315 residents and is within the Australian Eastern Daylight Time zone Australia/Melbourne.

Self drive to many local attractions plus a courtesy bus is available for some locations.
3 Minute drive and 2 kms to the Harriman Point Boat Ramp
10 Minute drive and 11.3 kms to the Rushworth Hotel. Courtesy Bus is available.
11 Minute drive and 11.4 kms to the Rushworth Hotel
12 Minute drive and 12.5 kms to the Rushworth Golf Club
16 Minute drive and 17.9 kms to the Balaclava Mine.
17 Minute drive and 18 kms to the Whroo Nature Conservation Reserve.
17 Minute drive and 17.5 kms to the Waranga Basin Boat Ramp at Sipling Point
18 Minute drive and 12.3 kms to the Whroo Histrical Area (Ghost Town).
39 Minute drive and 48.7 kms to Shepparton.

*Please empty the 'Condenser' tray into the laundry sink after using the dryer. This tray fills with water and the dryer does not work efficiently if the tray is not emptied after each use.

*Please take care descending the stairs at the turning point. Hold onto the post with your left hand as you turn, whilst reaching out to the hand rail in front of you, on the right. Steps narrow at the turning point so please watch your step.

*Please take garbage out on Thursday night for early Friday morning collection. Take the bins onto the clearing on the opposite side of the road. Garbage trucks will only collect from that spot.

*Please conserve water.

*Please supervise young children around the private pond and Jetty at all times.

*The large pond/dam is deep. The owner is trying to grow some flowers/lilly pads in the pond, so asks that this is not used for swimming.

*The lawns and grassy areas are not to be driven on under any circumstances.
Please stick to the track along the fence line, behind the orchard and vegetable garden, when travelling to the Lake from the property. There will be a minimum fine of $200 if there is evidence that vehicles have been driving on the lawns.

*To get to the Lake from the Property: Please use the driving track, situated from the parking bay down to the Lake, keep to your left.
Travel behind the plum tree near the fence line.
The track to drive on is very obvious because it has no grass on it.

*LONG STAYS
All bookings longer than 21 nights must have a mid-stay cleaning service. You will have the option of a basic house clean at $300 or Thorough turnover Clean at $450.
Cleaning services for longer term bookings will be negotiated to allow for our team to periodically clean, maintain and inspect the property.
**All bookings are *NOT* confirmed until the Hosts IDV Form process has been completed.

*Cleaning fee is for a basic turnover. If the cleaners are forced to stay longer due to guests lack of care, we reserve the right to forward on extra costs.

No Schoolies.

We do not accept groups of guests under the age of 25.

Please treat this home with respect as if it were your own.

Please do not build a fire by the Lake. This is highly illegal and will only bring trouble down on the property owners, once complaints are made to council.
Security money will not be returned if we are forced to pay someone to clean up the shore.

There is a lot of water in this area so please supervise children at all times around the pond, jetty and lake.

*The lawns and grassy areas, gardens and pathways are not to be driven on or parked on under any circumstances by any type of vehicle (including caravans).
There will be a minimum fine of $500 if there is and evidence that vehicles have been on the grass.
Please stick to the track behind the orchard when travelling to the Lake from the property.

*To get to the Lake from the Property: Please use the driving track, situated from the parking bay down to the Lake, keep to your left. Travel behind the plum tree near the fence line.

Please observe the check out instructions before departing.
If you use the BBQ, please use the provided BBQ cleaning equipment to leave the BBQ clean for the next guest. If the cleaners have to clean the BBQ after you, there will be an extra $25 fee added onto the cleaning fee.

The cleaning fee covers a standard clean only. If cleaners are forced to stay longer, due to guests lack of care, then BnB Host Management reserve the right to pass those extra costs onto the guest.

There will be a minimum fine of $200 as a consequence for smoking, partying or bringing in animals.

If we are forced to close off the booking calendar due to guests lack of care eg: Needing to air the property out for a few days due to odours, such as smoke, alcohol or vomit being trapped in the carpet and curtains, we retain the right to charge the guest for each night blocked off.

If you unplug any input or output cords from TV's, please return them as you found them. It is not the cleaners job to have to do this.
