Bed configuration: Bed configuration: 02 King bed | 02 Queen bed | 02 Twin bed | 01 bunk bed: 2 Twins. The maximum weight limit for the bunk bed is 200 lbs
1)Tv's set up: Living Room 1st & 2nd floor Smart TV 55" / Mater Bedroom 2nd floor Smart TV 55"/ Bunked bedroom Smart TV 40" & all other bedrooms Smart TV 50".
2) Internet Detail: Provider Spectrum with up to 400mbps speed Wi-Fi. (wireless speeds may vary)
3) NOT PET FRIENDLY - In accordance (four-one-three-zero, nine/ 2022), service animals and Emotional Support Animals are welcomed. A written request is required at the time of reservation. While no documentation is necessary, please note that knowingly misrepresenting the use of a service animal is a second-degree misdemeanor, punishable, under sections (seven-seven-five-zero-eight-two-zero-eight-three. Stat 2022). To ensure we can best accommodate you, kindly let us know what tsks or work service animal has been trained to perform.
4) PRIVATE POOL & SPA DETAILS: North-face pool. Deep end 5Ft. Safety fence around the pool. This property is equipped with the pool heater, It can be added to your reservation for $35.00 per day with a minimum of 3 consecutive days.
If your reservation has less than 3 days, the minimum payment still applies. The request needs to be made 24hrs prior to the date you want it to start. For units with Pool & Spa (Little pool attached to the main pool), please note that the water system is the same for both - they're connected, and the water circulates between them. Also, keep in mind that the Pools Spa is not a Hot Tub.
5) GRILL RENTAL ONLY: The house doesn't have a grill of its own, but I have some rental options. 3 Burners - $115 per week | 4 Burners - $135 per week. It comes with 1 propane tank full. *1 week is the minimum payment*This service is provided by a third party company specialized in rentals and it's according availability. It's required a minimum of 24h notice to guarantee the delivery. Otherwise I can check if it's possible to accommodate the request. For grill rentals through a third party, we kindly ask that all guests who wish to use the grill sign a BBQ Liability Waiver. By signing, guests agree that they are familiar with how to operate the BBQ equipment and acknowledge that they are fully responsible in case of accidents.
6) EXTRA & CONCIERGE SERVICES: Keep in mind, extra/concierge services are optional and NOT included on the reservation price. For example, but not limited to: Pet fee, pool heater, grill rental, house grill use, early check in, late check out, mid-stay cleanings. Please check prices and availability.
7) The screen doors of the enclosure area of the private pool are kept padlocked for your safety & security and for liability reasons. Only the pool cleaning staff will access it once a week for their regular maintenance service visit. Safety fence around the pool.
8) Baby Items (complimentary for all stays): Pack 'n Play (sheets NOT provided ) & Stroller & Booster & Baby Security Gate & Baby Bath & Toddler Car Seat

10) MAILING INFO: Please note that this property is a Vacation Home, and as such it does not have a mailbox to receive mail. However, you do have the option to send packages to my management company's office, ask for more details.
11) WILDLIFE & PESTS: The properties are in Florida, a State with lakes, ponds, and conservation areas, where you will find many different forms of wildlife. Raccoons, lizards, toads, snakes, lovebugs, armadillos, deer and alligators are most common, and though they may be a nuisance during certain periods of the year, caution should be taken when hiking outdoors. Other pests such as ants, wasps, mosquitoes, spiders, bees, water bugs, also live nearby. On that note, please keep in mind that the property has a regular pest control service, but we cannot guarantee against guests seeing any animals or pests during their stay and no refunds will be made for this. If you have an issue with pests or wildlife at the property, please contact us, and we will do our very best to remedy the situation.
12) Important Notice Regarding Security Cameras: For the safety and security of the property and our guests, please be aware that there are surveillance cameras located on the premises.
A front door camera to monitor the entrance area. Two lateral cameras positioned around the exterior of the property. These cameras are active only in public outdoor areas and do not monitor private spaces such as the interior of the home. They are used solely for security and safety reasons.
13) The resort's clubhouse amenities are accessible to you for no additional charge during your stay!
Please be aware that the clubhouse administration may charge - optional - additional costs for some activities, such as special events, seasonal activities, the renting of sporting goods, or other activities.
The property distance to the main clubhouse is: around 9 minutes walking, and 4 minutes driving.

To confirm the reservation, all guests must sign the rental agreement sent by TBVH, and upload a photo of a valid ID, Credit Card, and a selfie holding both documents. Please note that if we don't receive the rental agreement, documents, and payment, your reservation will not be confirmed and it will be canceled within 24 hours after booking.
Please check your e-mail for arrival instructions once the reservation process is complete.
