Guest Limit Policy: The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of this rule may result in immediate eviction and enforcement of penalties.

To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:

1. Every group must sign a booking agreement provided by Peachy Properties.
3. Outdoor areas are off-limits after 10:30 PM, including decks, balconies, spas, and pools.
4. No parties or gatherings allowed at any time.
5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
6. Absolutely NO "Schoolies" bookings. Please adhere to this policy.
7. No bookings from groups under the age of 28.
8. Smoking is prohibited both inside and outside the property.
9. Only the number of guests specified in your booking can be on the property.
10. The maximum amount of guests allowed on the property at any time during the day or night is 10.
11. Parking is only permitted in designated areas on the property; no street or nature strip parking.

Beautiful house. Comfortable beds everything was superb ,great location for Main Street and the beach . Lots of nice cafes and restaurants in Main Street and close to shops and supermarkets.

Outstanding accomodation
From the time of booking to checking out, everything went super smooth. Communication with leasing agent was open and prompt. The accomodation itself was luxurious-the interior was bursting with entertainment for young and older families alike. Property is about 100m to beach, and the same to cafes, supermarkets and local shops. Not far from a number golf courses either. We would definitely recommend this accomodation and look forward to visiting again. Just for a recommendation, hard copies of manuals would be great.

Lovely place with a great location
The property was as advertised and the hosts were very responsive. Our family (4 adults and 2 children) thoroughly enjoyed our stay at this property. There was ample space and rooms, a well stocked kitchen, lots of games and very useful extras (e.g. pull-wagon for the beach) that made outlr stay very enjoyable and comfortable. The location was fantastic as it was literally a stone's throw from two huge supermarkets (Woolworths and Coles) and a mall, plus Main Street itself, where everything happens. And the beach is just a short walk away, you can even see the ocean from the dining room. Would highly recommend this as an option for anyone looking for a place to rent/stay at Mornington. Thanks Tom, Guss and Olivia for the thoughtful touches throughout the house.
