The Space:
This 2,152 sq ft | 200 sqm 3-bedroom, 2-bath apartment is the perfect place for those looking for a convenient location to stay in sunny downtown Playa del Carmen. Ideal for a small family or group of friends that want spacious accommodations with all the comforts of home like a washer and dryer and a full kitchen.
The main spaces of the apartment:
- The living area of the open floor plan has 2 sets of floor-to-ceiling sliding glass doors that can be opened to extend the space. The second set of doors opens up to a private balcony with a hammock where you can relax outdoors with a book and a beverage.
- The sitting area is furnished with 2 comfortable sofas and a coffee table that face a wall-mounted flatscreen Smart TV to enjoy downtime between activities.
- The fully-equipped kitchen that features quality appliances and everything you’d need to prepare meals at home. A great money saver if you’re on a budget or handy if you follow a special diet.
- There’s also a breakfast bar with 2 stools that can double as a laptop-friendly workspace if needed.
- The stylish glass dining table with 6 comfortable chairs is set near the floor-to-ceiling sliding doors so that you can dine with a view or step outside to people watch.

Located in the heart of downtown Playa del Carmen, you’ll find everything you could need just steps from your door! You’re only 3 blocks to the famous 5th Ave where you have block after block of retail shops, delicious bites, bars with live music, cafes where you can enjoy a cup of coffee as you people watch, and amazing street performers that will entertain you for tips. One more block and you’re at the beach! Downtown PDC offers easy public access to the many beaches and beach clubs like Zenzi, Lido, and Mamitas. The area surrounding the building is littered with so many yummy restaurants and fun things to do, you won’t have to walk far to find what you’re looking for.

Getting Around:
The property is about 55 km | 35 mi from the Cancun International Airport (CUN) and is located in the La Residencia condo complex in downtown Playa. The best way to arrive is to prearrange transportation or a rental car. If you don’t feel like renting a car and driving, taxis are always available, just be sure to take registered taxis only. You can also take the ADO bus which is spacious, comfortable, and more economical. Once in town, there are taxis and public bicycles available at the BiciPlaya stands. You can rent by the day or by the journey.
In the event you’re driving, just note there are parking meters in town. There is one digital parking meter per street and you have to look for it. Display the receipt on the dashboard of your car. The hours of operation are Monday to Sunday, 10 am to 10 pm, for a maximum of 6 hours.
4 MAIN PUBLIC PARKING LOTS/GARAGES - These have an hourly rate.
- Quinta Alegría Mall’s underground lot – enter on Constituyentes between 5th & 10th Avenues
- Tendenza – an underground lot, on 10th Ave. between 14th St. and 14 Bis Streets
- Plaza Pelícanos – an outdoor lot on 10th Ave. between 8th and 10th Streets
- 34th Street & 10th Avenue – a 24-hr outdoor lot

Please note that all guests listed on the reservation need to provide us with a copy of a valid government ID prior to arrival and will be required to show the same ID on check-in day.
The loss of access bracelets incurs an additional fee of $15 USD per lost bracelet.
Please, note that the security booth at the entrance gate of the residential area may request guest identification at any time.
The loss of the garage remote control incurs an additional fee of $150 USD.
No more guests than those listed in your reservation are allowed. Daytime visitors are not allowed. A penalty fee will apply for unauthorized visitors.
Please help us save energy by using the AC wisely and keeping the temperature at 25°C. There are weekly and monthly electricity charges. The electricity fee per week is $65 USD and per month is $250 USD.
Guests will need to climb stairs.
Wi-Fi, Smart TV, bed linens, bath towels, and parking are provided free during your stay.
We provide some basic bath essentials like soap, body wash, shampoo, and toilet paper. We also provide basic home essentials like soap, paper towels, and extra trash bags. These items, however, are not replenished.
Please note that there may be potential for noise as the apartment is located in the city center.
There is no daily housekeeping service, but if you’d like to arrange for the unit to be cleaned during your stay, the service can be arranged at an additional charge.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed inside the condo, and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture
- Pets are not allowed.
Interaction with Guests:
Please let us know your approximate arrival time as soon as possible so that we can coordinate. Someone will meet you with the keys to check you in.
You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message.
