The Space:
The condo is located in the Palmares Residential complex and is in one of the most desired locations in downtown Playa del Carmen! This centrally located complex is just a short walk from some of the most popular beaches and beach clubs in Playa. Plus, you’ll be only 3 blocks from the famous 5th Ave pedestrian walk street where you’ll have almost anything you could think of just steps from your door. But you don’t have to venture out if you don’t want to as the complex has a glorious ground-level pool with lots of seating plus your own private rooftop terrace with a jetted spa tub where you can rest, relax, and recharge with more privacy!

The main spaces of the 3rd-floor penthouse:

- A luminous and airy SITTING AREA that has floor-to-ceiling sliding glass doors that give access to your private balcony where you have cushioned seating. The space is outfitted with an L-shaped comfortable sofa.
The sofa can be pulled out into a queen-sized bed to accommodate extra sleeping space.

- A fully-equipped, magazine-worthy KITCHEN that has high-quality appliances, gorgeous countertops, loads of cabinet space to stock with groceries, and all the cookware/dishware that you’d need to prepare homemade dishes. Let’s not forget a coffee maker for that essential morning cup of Joe and a blender for those afternoon mixers!

- A KITCHEN ISLAND/BREAKFAST BAR with 2 stools for sitting down while doing meal prep, hanging out, having a bite to eat, and it can also be used as a “laptop-friendly” workspace if needed.

- A very classy DINING TABLE is set for 4 guests and invites you to enjoy homemade meals and good conversations with your company.

- 2 BEDROOMS and 2.5 BATHROOMS
The maximum capacity for this unit is 6 adults and 2 kids (under 12 years).
Of course, it can also accommodate 4 adults and 4 kids, but not exceed the limit of 6 adults and 8 persons in total.

- A spacious COMMUNAL POOL on the ground floor with built-in sun beds and as it gets gradually deeper it’s a great pool for all ages. There are several tables and chairs available around the pool area.

Playa del Carmen is known for its unlimited options for daytime activities, exciting nightlife, and an expansive stretch of public beaches with easy access. The property is located just 3 blocks from the famous 5th Ave where you have block after block of tasty eats, bars with live music, cafes, and some of the best shopping in the world! Plus, there are tons to see and do; everything from the beach and beach clubs, water sports like snorkeling, scuba diving, stand-up paddle boarding, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private yacht tours and fishing charters, golfing, day trips to Tulum or Cancun and more! The island of Cozumel is just a 45-minute ferry ride!

Getting Around:
The condo is located at the Palmares condo complex about 55 km | 34 miles from the Cancun International Airport (CUN), however, check your mobile map apps when you arrive as driving time varies depending on the time of day. When you arrive at the property, if you’re arriving by car, there’s free garage parking available.

Also, if you’re driving around Playa, be aware there are PARKING METERS in effect from Monday to Sunday, 10 am to 10 pm. You have to look for the parking kiosk, pay, and display your receipt on your car’s dashboard. Luckily, this property is so centrally-located you can easily walk to many places in town. For any sightseeing or activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) where you need to go.

Other Things to Note:
Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

The jetted spa tub can be filled with lukewarm water but will not get super hot.

Please be aware that the condo is located in the heart of downtown, you may hear sounds from the street.

Please also note that the property uses surveillance cameras on the premises. These cameras are strictly for security reasons only.

There is no daily housekeeping service, but cleaning services can be requested for an additional fee.

We do supply some home and bath essentials to get you started, like some toilet paper, soap, shampoo, paper towels, and some trash bags. Just note these items are not replenished.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (smoking or cannabis) is allowed inside the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charges related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not permitted.

Interaction with Guests:
Upon arrival at Palmares, everyone will need to register at the front desk. This is a self-check-in unit where you will find the keys in the lockbox. We will provide any necessary access codes and instructions within 24 hours of arrival.
