The main spaces of this 60 sqm|646 sq ft studio suite:

- 1 PLUSH KING BED with a spectacular OCEAN VIEW through the floor-to-ceiling, wall-to-wall sliding glass doors from the bed! (with blackout curtains!)

- A wall-mounted flatscreen SMART TV w/Netflix, a reading chair, and an indoor dining table to accommodate 2 for a meal or to use as a laptop workspace when you’re having a relaxing moment at home between activities. There’s a sofa too, near the kitchen area and entry.

- A well-equipped KITCHEN with all the appliances & cookware you’d need to prepare a meal at home. You’ll have a refrigerator/freezer, sink, built-in gas STOVE, MICROWAVE, TOASTER, COFFEE MAKER and BLENDER.

- A PRIVATE OCEANVIEW BALCONY with a table and chairs out there to enjoy a cocktail or coffee with the sea breeze. Maybe a little Caribbean home office, if needed, to make your coworkers jealous!

- 1 BATHROOM with modern features and a stand-in shower.

There are two oceanfront SWIMMING POOLS at the complex with sun loungers and shaded huts for enjoying a pool/beach day without going too far!

Guest Access:
You’ll have full, exclusive access to the condo, plus shared access to the complex amenities like the beachfront pool and common lounge areas. You must wear your bracelet to gain access to the common areas. You’ll find the bracelets on the table inside the apartment.

The Neighborhood:
The property is located in a lovely condo complex in a prime location in the southern part of the hotel zone, close to Punta Nizuc with the Caribbean sea on one side and Nichupte Lagoon on the other!

You’ll also be situated beachfront at Brisas Condos, but if you enjoy getting out to explore, you’ll find Playa Delfines (Dolphins Beach), the nearest public beach 1.2 km | 0.7 miles north, which is a beautiful long white-sand beach featuring shallow waters, palapa huts for shade, possible dolphin sightings, and the Cancun letters which makes the perfect backdrop for photos.

In Cancun, you can take group day trips to the island “Isla Mujeres” via Ferry or private catamaran, visit the Interactive Aquarium, visit the Mayan Museum, spend the day shopping your heart out at La Isla or in Punta Cancun, and of course, the nightlife is unmatched. Head north to Punta Cancun and the party zone, where you’ll find Coco Bongo – a must-see – at least once during your visit!

And Cancun is famous for its fabulous dining! Google what you want to eat and you’ll see a wonderfully wide array!

Getting Around:
The condo is approximately 13 km | 8 miles from the Cancun International Airport (CUN) and is located in the Condominio Brisas condo complex. Though you can arrange many tours and activities that provide round-trip transportation, we recommend renting a car so that you can easily access nearby shopping, attractions, and more. There is free parking on the premises.

Other Things to Note:
**Please note that the apartment above is undergoing remodeling, which may generate construction noise until the end of March. Work schedule is Monday to Friday: 9:30 a.m. to 5:00 p.m, and Saturday at 9:30 am to 1 pm.**

We provide some basic home and bath essentials to get you started, like toilet paper, hand soap, body gel, shampoo, conditioner, and some lotion. There is sometimes a small supply of a few cooking condiments like salt, pepper, spices and cooking oil, but it's not a guarantee they'll be there. So, if you intend to cook at home, please be sure to get all the items you need. And note, these home and bath items are not replenished. Once you run out, you'll need to purchase more.

If you have visitors, you must notify the property with the names of the visitors (maximum 2 persons), at least one day before the visit and cover the cost of the bracelet, which is $100 pesos for each person. Visiting hours are from 9:00 am to 8:00 pm. Visitors cannot stay overnight.

For Brisas tower if lost or not returned, each bracelet has a cost of $100 MXN
There's a $1000 MXN penalty and + $100 MXN replacement fee this is per each unworn bracelet.

There is no daily housekeeping, but if you’d like the place cleaned, that can be arranged for an additional fee. Just let us know in advance so we can arrange it for you.

Please also note that the property uses surveillance cameras on the premises that only face outdoor/public areas. These cameras are strictly for security reasons.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if such are needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed at this property.

Interaction with Guests:
The place is self-check-in using a code on the door. The access code and any check-in information needed will be provided to you at least 24 hours before arrival. Just be aware that the security at the front gate will ask for your name and ID to enter and you will be asked to sign the registration form.
