who prefer sophisticated, yet relaxed. Compact in design and
offering solitude in a space where snug meets suave. Comfortably sleeping two guests and located just five minutes’ drive from downtown Queenstown, you can escape the everyday hustle and bustle in the epitome of comfort, luxury, and relaxation.

Step inside our brand new, high-spec studio apartment, where breath taking views over Lake Wakatipu will be your daily dose of tranquillity. 

The studio is a haven of comfort, featuring underfloor heating, electric blanket, and a heat pump to ensure a cosy ambiance no matter the season.

Kitchen and living area:
We welcome you to make yourself at home. Whip up a quick meal in our brand new, fully equipped kitchenette that makes cooking simple. Finished with a Nespresso machine because you can't beat a good coffee in the morning! We provide basics to get you started; oil, salt, pepper, tea, coffee, sugar and cleaning supplies.

The open plan kitchen and lounge area leads out to a private patio and garden area overlooking the lake.

Lounge around and relax or connect to FREE high-speed fibre internet. The individually controlled air-conditioning keeps you comfortable in winter and summer.

Bedroom
Rejuvenate from your day in our Imperial Queen Bed guaranteed to sink you deep into dreams, dressed with wool blended pillow tops and delicate hotel standard cotton sheets and an electric blanket for that extra touch.A wardrobe with clothing rail and hangers are provided.

We can supply a cot/highchair for infants on request. Please note - it is a small apartment.. We do not recommend guests to come with infants.

Bathroom
A beautifully tiled bathroom with underfloor heating and brand new high spec fittings, including a heated towel rail and the bonus of the spectacular view of The Remarkables. 
Towels, toiletries (shampoo/conditioner/body wash) and toilet paper are supplied.

Off street parking for one car. On street parking is available too.

Surroundings: 
Sunshine Bay beach is a popular destination for a dip on a hot summer afternoon.
Less than a 5 minute drive to downtown Queenstown. 
The bus stop is just 5 minutes’ walk away (please note an uphill walk is required back from the bus stop).
There is a local dairy, pub and fish and chips shop located just two minutes’ drive away in Fernhill (15 minutes walk up a steep hill).
45 minute scenic walking trail along the lake to town.
20 minute drive to the airport.
25 minutes to both Remarkables and Coronet ski field access roads.

Public transport: 
Guests do have the option to bus to and from town. Please note however an uphill walk is required returning back from the bus stop. A rental car is recommended.

The unit is below a main house which is also rented out to guests. It is fully private with a separate entrance. Guests from the house above cannot access the lower unit. 

There is a set of exterior steps to walk up/down from car parking. This may not be suitable for all guests. 

The kitchenette does not have an oven.

No access to laundry facilities.

We advise all guests to have appropriate travel insurance and ensure they are comfortable will our cancellation policy. We will not held liable for any cancellations out of our control.

A pre auth charge (amount noted on check out) will be placed on your card 2 days before check out. This is a security bond which will be held and released automatically 5 days after check out if no damages occur.
We ask all guests to carefully read listing info before booking to ensure properties are suitable for your party. Please reach out if you have any queries.

Check-in time is after 3pm unless otherwise agreed.

Check-out time is strictly 10am. Please leave the house in an organised state. We reserve the right to charge additional cleaning fees for unarranged late check out or properties left in a poor state.

No smoking is allowed on any of our premises. A minimum fee of NZD 200 will be charged for the fumigation of the property if evidence of smoking indoors.

Any damage, noise complaints, lost keys or issues caused by the guests that require our time will be charged to the guest at a rate of $60 p/h + GST. Including any call outs that result in wasted time.

The lead guest on the booking must be over 25. We reserve the right to vet guests & obtain photographic ID from all party members.

The number of guests cannot exceed the amount on booking. The lead guest on reservation must be present.

No smoking is allowed on any of our premises. A minimum fee of NZD 200 will be charged for the fumigation of the property if evidence of smoking indoors.

Pets are not allowed in any of our properties unless stated in the listing.
Excessive noise outdoors is not permitted between the hours of 10pm - 7am. Any complaints for excessive noise will incur a minimum call out fee of NZD 100.

Parties or large gatherings are not permitted on our premises.
We expect our guests to vacate the property in an orderly manner. No furniture should be rearranged, nothing removed from the property, all rubbish should be placed in the appropriate bins & keys left back in the lockbox.

All property on the premises is owned by Bees & the property owner. All linen is hired by a 3rd party. Linen will be counted on exit and any missing or damaged items will be charged to the guest.
Bees have the right to evict guests at any point if they do not adhere to house rules. Any evidence of illegal activity will be dealt with by the Police. Fees for management time & inconvenience will be charged. No refunds will be given.

LIABILITY
As our guest, it is your responsibility to ensure the safety of your party and any personal belongings. All doors and windows must be locked when exiting the premises. We do not accept any liability for theft or damage on site.

Bees will not be held liable for any injuries, loss or claims during your stay. It is the responsibility of each guest to ensure the health & safety of any children/party members.

We do not accept any liability for bookings affected by ‘force majeure” events. Ie any events that are unpredictable and out of our control (pandemic, war, acts of God, travel disruptions etc).

Please note all accommodation rates and any additional fees stated above or during correspondence are in New Zealand Dollars and will include an additional 15% Goods and Service Tax (GST).
By placing a booking with us you agree to our T&C’s stated above. All house rules must be adhered to or excess fees stated will apply.

CANCELLATIONS
We advise all guests to have appropriate travel insurance and ensure they are comfortable with our cancellation policy. We will not be held liable for any cancellations out of our control.
