Beautifully Restored! This apartment is on the top (2nd) floor of a very tastefully restored Tuscan palazzo/villa in a quiet hilltop village 30 minutes east of Pisa. It comprises a well proportioned sitting room with kitchen and dining area, 2 spacious double/twin bedrooms with 2 bathrooms and a private hallway. The décor is typically Tuscan with beamed ceilings and terracotta floors. It is furnished with traditional painted furniture.
Ideal as a self-catering holiday rental with a swimming pool in the shared gardens, there are stunning views over the Tuscan hills from all the rooms. It is perfectly located 10 minutes drive from the main road link between Pisa and Florence. A perfect base for touring as well as relaxing by the pool. There is are simple shops a Post Office and Bank ATM along the main street from the front door with supermarkets and restaurants all nearby, the closest being on the main road to Ponsacco. All modern conveniences including central heating and air conditioning. Come and enjoy a lovely piece of Tuscany!


So much to See and Do!!: Tuscany is renowned throughout the world for its breathtaking landscapes, its classical art and its rich history. The rolling Tuscan landscape is punctuated by Florentine cypresses, terraces of olives, bursting vineyards and stunning hilltop towns and villages. The cities are packed with cultural attractions, whether you want to browse and photograph the beautiful architecture, visit many of the churches or galleries to appreciate the wealth of medieval and renaissance art and sculpture. Driving around Tuscany is a visual feast to be enjoyed at leisure. There is so much to appreciate within 45 minutes of Soiana alone. The drive to Volterra, a fabulous hilltop Etruscan city to the south of Soiana, is a beautiful experience. You may want to just stop and paint it!!

So much to Eat!!: Food is one of the great Italian passions and Tuscany is full of fantastic Restaurants, Cafes and Bars. The cuisine is based in simple peasant food relying on basic staples such as olive oil, for which the region is renowned, tomatoes, beans, hams and salamis. Pasta is followed by grilled or roast meats or pan fried fish. Cheeses include Pecorina and Ricotta. Delicious snacks like Bruschetta are a must! The raw materials are all available in the markets and shops - so start cooking!

So much to Drink!!: Tuscany is a great wine producer and probably the most famous is Chianti. Although Brunnello di Montalcino and Sassicaia are considered Tuscany's primo wines, there are many others that are superb. Aperitivos are another wonderful pastime! Enjoy a glass of Prosecco or a Campari Orange at a bar in an old piazza and watch the world go by!!

A lovely weeks holiday
Our stay was fantastic. The photos don't do the property justice, especially those of the outdoor area. The views from the top floor of the property were magnificent and exactly what you imagine when you think of Tuscany. We all loved the pool and on most occasions we were the only people using it. Relaxing by the pool was definitely needed after various day trips to the surrounding area. Driving to/from Pisa (35 mins ish) is very easy and we also took a train to Florence from the nearby Pontedera station (15 mins). There is parking at the property for the residents of the pallazio which is on a first come first serve basis...and we were always able to get a space which was a great bonus. Nic's recommendations of local restaurants and markets were appreciated and we definitely enjoyed eating out. Thanks for a great stay.

OK - maar we hadden er meer van verwacht.
Het appartement heeft een schitterend uitzicht, ruime slaapkamers en een fijn zwembad. Ons comfort werd beperkt door een niet werkende airco in de woonkamer, problemen met de WiFi en te lage waterdruk. Contact hierover verliep stroef (per whatsapp) en er werd geen oplossing geboden. Handdoeken etc bleken slechts 1x per week ververst te worden; niet prettig bij >35 graden. Er was geen föhn. Al met al hadden we er meer van verwacht.

The most perfect place to go for a tranquil relaxing holiday
Such a beautiful setting with wonderful Tuscan views. This property evokes such a lovely tranquil atmosphere. The apartment is simplistic yet stylish. Everything you need to hand. Air con for those hot days and balmy nights. Window views of the Tuscan countryside A pool set in lovely well maintained gardens is the perfect way to relax Locals collect in the nearby coffee/ice cream bar where visitors are welcomed and prices are exceptionally good Plentiful restaurants are in close proximity of a short drive Our host Nic is easily accessible by phone or email and responds quickly Detailed directions, places of interest and restaurant recommendation are provided Pisa is 30 mins away and beautiful Florence 40 mins. Let the train take the strain with direct routes to place I cannot recommend this place enough and is perfect for both couples or family

Elegant apartment in a beautiful location
Absolutely loved our stay in Soiana in this beautiful spacious apartment with breathtaking views over the landscape. A great location too for visiting the many beautiful Tuscan villages. The swimming pool was great and used daily for a cool down after our sightseeing days. The garden, pool, location and this Palazzo accommodation did not disappoint. Would definitely recommend without any hesitation. Thank you Nic for your communication throughout and your directions from the airport to the apartment are spot on. Our first visit to Tuscany but it will not be our last.

A lovely apt. in a real Italian village
excellent location for exploring Tuscany..great little village with extremely welcoming and friendly local people.The views from the apartment are ridiculous i spent every day at some point just sitting and staring out of the window! we really enjoyed the late night swimming at the spa pool in casciana terme (open 8-midnight weds and fridays only in the summer) great to swim in the 36 degree thermal waters. eat at il Merlo beforehand in my opinion best restaurant there (mussels and their ravioli very good). Lucca is not far we chose to drive and you can park inside the walls if you know where to go ... hire a bike and cycle around the town walls then have lunch at da leo a bustling older style cafe (eat inside for the atmosphere) then have an ice cream at Gelateria vaneta(best i had whilst i was in Italy) A drive to Pontedera (park near the hospital in the white boxes and its free all day) opens up the rail network cheap and very easy to use we went to Florence and Pisa this way. furthest we drove was up into the mountains above Carrara(fantiscritti) this was stunning and well worth the trip. The pool was well maintained clean and the kids loved having this to occupy them if we stayed around the house for the day. A car is essential and i really enjoyed finding all the little places in the surrounding hills(found a really nice vineyard doing this and la fornace restaurant worth a visit) and visiting the supermarket! Conad gets my vote.. the attached cafe does great coffee and a kind of coffee flavoured iced drink called gran creme i think? addictive! worth mentioning the 2 flights of stairs up to the spacious apartment, it didn`t bother us as were all fit and healthy but might be an issue for the elderly? it was certainly worth it to have those views and burn off some of the gran creme calories! Oh and its pronounced Soy-Ar- na according to the chef at La Fornace! Great holiday great choice for us molto buona!

Perfect setting for relaxing holiday in Tuscany
This apartment definitely lived up to the description on the website. Worth it just for the views from the apartment. On our arrival we found the apartment very clean and tidy. The beds were extremely comfortable, probably the best we have experienced in Tuscany. The village of Soiana is quiet and pretty, the Deli opposite was useful for daily provisions. The Pizzeria was handy to walk to and the meals were good. The locals were friendly and you could watch them in the evening congregating outside the bar near the apartment. So if you want to experience the life in a typical Tuscan village this is the apartment to be in. The owner provided good information and directions to the apartment

Unique village, perfectly located
This was our family's first visit to Tuscany and we could not decide just where to stay, in the north, in the south, on the coast, Pisa, Florence..? The decision was made to pick somewhere in the middle and Soiana was the first pick. The apartment is central and with the help of GPS and the owners very helpful directions, was easy to find, even in the dark. The apartment was very clean and comfortably appointed with lots of space and parking in the back. Despite the village being small in size, there are an assortment of restaurants in and around, and you're still not far from the larger town of Ponsacco. From Soina, we were easily able to drive to places like Pisa, Florence, Luca, Livorno, Barga and Voltera. I would recommend this lovely apartment in Capannoli to my family and friends as a great place to stay.

A fantastic Soiana holiday
We really enjoyed the property, it was just as described on the website. All the communications we had were very positive beforehand. We had a minor plumbing issue whilst there, but it was fixed without delay in a helpful way. The standard of cleanliness was very high, and the pool had what seemed like daily cleaning.The views from the windows were amazing. It was a bonus to have timed our holiday to coincide with the local Soiana festival. The local shop opposite the entrance was very handy, but make sure you know a bit of Italian, as they don't speak any english. It was very easy to travel to some amazing places. We thought Volterra was much nicer than Lucca. The train to Florence from Pontedera was easy and very cheap. The Florence train station is also walking distance to all the main sites. The weekly market in Pontedera was worth visiting. We found the local Pizzeria closed in the evenings, so used the takeaway Pizzeria opposite Conad supermarket. We would have liked more time to sample the more than 100 pizzas available. We had a wonderful holiday in a beautiful area that we would thoroughly recommend it to others. Now we are home we miss the ice creams. Thanks Nic for a great holiday

Tuscan delights
We have recently returned from a fantastic week in Soiana. We know the area well as we were married in nearby Morrona a few years ago but this is the first time we have stayed in Soiana. We normally stay in villas out on their own but are very glad we opted for a village centre apartment this time. Every day we wandered down the street to get a coffee and across the road for bread and other supplies. The owner of the coffee shop kept giving our 14 month old son free sweets (he was too young to eat them but loved the attention). We also loved and highly recommend the nearby pizzeria. Despite the fact we speak virtually no Italian the locals were lovely and my son was kissed more times by strangers in a week than the rest of his life all together. The only negative comment I have is that in the kitchen the electric hobs are quite tricky to use but once you get the knack they are perfectly workable. An earlier review commented on the cleanliness of the apartment, this is so true as it really was spotless. The pictures definitely do not do the size of the apartment justice. At this time of the year the swimming pool is quite cold but still very refreshing. We hope to return again soon.

1 week stay August 2010 Family with 2 children
We had a fantastic stay in Soiana at the end of August 2010. The apartment was spotless and had everything we needed.It was great to have 2 bathrooms. The views from the apartment and the garden were outstanding.The air conditioning was a real bonus in the evenings and night. The pool was used everyday and although there were several families using it we never felt crowded and the children enjoyed making new friends. The shop opposite was very friendly and the children went down every morning to get the bread for breakfast and practise their Italian! The location was ideal for visiting many places - our particular favourite was Volterra, a less touristy version of San Gimigiano and with Roman ruins. If you want a short visit try the Piaggio Museum in Pontedera - it has Vespas of all colours and sizes and even our 12 yr old daughter enjoyed it!! We would definitely return there but would pack several smaller suitcases rather than 2 large ones as the first few steps to the apartment are fine but the last flight are a killer with heavy suitcases!!!! Lovely apartment, beautiful location
We had a wonderful holiday in this lovely apartment and would thoroughly recommend it. Soiana is only about 30 mins from Pisa airport but it feels like another world. The apartment itself is very clean, spacious, light and airy and the views from every window are breathtaking. We stayed with our two children aged 9 and 6 who loved the pool; such a relaxing garden would be hard to beat. We visited Pisa and Lucca by train (park at Pontedera for free outside the Piaggio factory) - Lucca is particularly picturesque. We found many lovely restaurants in Casciana Terme - just ten minutes from the apartment and enjoyed a coffee in the beautiful town square there. We can't wait to return to Soiana.

Summer 2010
We stayed with our two kids (13 and11) 26rd June - 10th July on our first visit to Tuscany. We had an excellent time and agree with the previous reviewers comments. There are some good guide books in the aprtment which we got the most out of (try San Gimignano and Sienna) and the air conditioning keeps the place comfortably cool. We also followed Nic's restraunt guide and found an excellent couple of places in Casciana Terme with Beni's being our top choice. As there is no TV we spent our evenings over endulging in the local wine, which is excellent and re-bonding with our adolescents! Finally the pool, it's a splendid way of cooling down when you're just sunbathing. I wouldn't write this review if I was not confident that should this property make your shortlist, you would miss out on a wonderful experience if you didn't book it.

Superb Soiana - real Italy
Our family had a fantastic stay in Nic's lovey apartment in late May/June 2010 half term. The pictures reflect the high standard of the apartment but don't really do full justice to the fabulous views, of which we never grew tired. I loved coming home at the end of a day's sightseeing to enjoy a glass of wine whilst drinking in the romance of the views. Our two boys loved the pool and for our stay we were the only ones using it although there was the opportunity to chat to the other palazzo residents using the garden if they were around. The location is perfect for exploring the region and we enjoyed easy trips to Casciana Terme, Tericciola, Volterra, Lucca and let the train take the strain from Pontedera to Pisa (<10 Euros) and Florence (39 Euros). Our favourite day was our trip to Lucca where we hired bikes for an hour (only 10 Euros) and cycled around the city walls before exploring the city on foot, superb! The 'bulge' in the road outside the palazzo acted as a town square and when the windows were open we loved hearing the bubble of village life in the evenings when the children and locals came together to meet and play - the real Italy. Other than in the warm evenings when the locals gathered it was extremely quiet and peaceful, a perfect location. The local pizzeria was very welcoming and friendly, letting us take home the children's unfinished pizzas (they were huge!) and we used our basic Italian regularly, including in the local shop opposite when buying their bread and ham each day. We'd definitely recommend the apartment and location to others - the steps to the apartment burnt off any excesses and the views made it all worth it!

Sunny Days in Soiana
We had a superb ten day family holiday in August in Soiana. It was sunny and very hot every day but the air conditioning kept us comfortable inside the apartment. Outside the swimming pool was refreshing, especially after our sighseeing trips. The property details provided on the website were accurate and directions we were given from the airport enabled us to find the apartment without any problem. When we arrived the property was spotlessly clean and we were delighted by the fantastic views from each window. The owner was extremely friendly and helpful at all times. Our favourite place was Volterra which is approximately 30 km from Soiana. We also enjoyed Florence and found that travelling by train from Pontedera avoids car parking and driving after a long day sightseeing. We enjoyed eating at the Pizzeria in the village which is only a two minute walk fron the apartment. For shopping we always used Coop in Ponssaco which had an amazing selection of cold meat and cheese etc. We would recommend this property as a base for discovering Tuscany.

Tuscan Paradise!
We have just returned from a week in this wonderful apartment – it was everything we had hoped for and more. We found it a stunning place to stay and loved eating breakfast looking out over the Tuscan countryside. The views were amazing from every window and it really was more beautiful in the flesh. We loved the lovely soft towels, guide and cookery books! The air conditioning was also a real bonus as the weather was very hot. If you are a light sleeper it can be slightly noisy outside, but the beds were lovely and the apartment had every luxuy you could want and we were extremely comfortable. We ate in some amazing restaurants and highly recommend Ristorante Beni in Casciana Terme – the best by far – you need to book at weekends. There were also some other great restaurants in Casciane including Il Merlot, Sapori D’Oriente, La Carrabachia and Il due Laghi. We also loved Villa Arianna in Lari (lovely people – superb food) and La Vecchie Cantine in Chianni. There were also some great markets - Ponsacco on Tuesday, Casciana Terme – Thursday (very small – some clothes and food), Pontedera – Friday (fantastic and very big!) and Forte Dei Marmi – Saturday (upmarket). A very big thanks to Nic - a superb holiday and we can't wait to return!

Ideal base for discovering Tuscany

Diese Ferienwohnung in Soiana mit 2 Schlafzimmer , 2 Bäder und überkomplett ausgestattete Küche war für unsere Familie (2 Kinder 8 und 9 Jahre) der ideale Ausgangspunkt unserer Tagestouren.Die Wohnung ist sehr rein und neuwertig.Pisa,San Gimignano, Siena, Casciana Therme und die Westküste waren unsere Ausflugsziele und sind innerhalb einer Stunde mit dem Auto zu erreichen. Soiana, ein Ort mit einigen hundert Einwohnern liegt auf einem Hügel umgeben von Olivenbäumen und Weinbergen.Das Lebensmittelgeschäft von Lea liegt gegenüber.Post und Fleischhauer sowie ein einfaches Restaurant (geöffnet ab 18:00) sind 100 Meter entfernt. Der Kontakt mit dem Vermieter war sehr freundlich.Eine genaue Wegbeschreibung sowie Details zur Schlüsselübergabe machten uns diese Ferienwohnung schon im Vorfeld vertraut.Auch die Bezahlung mit Banküberweisung und Kaution Vorort wurden vom Vermieter akzeptiert. Für uns war es ein herrliche Woche in der Toskana mit schönem Wetter und freundlichen Leuten in Soiana. Zur Zeit sicher noch ein Insidertipp! Für Personen denen das Stiegensteigen schwer fällt nicht zu empfehlen.

Why they chose this property

I wanted to have an apartment in a renovated Palazzo in the triangle between Pisa, Florence and Siena. Sioana is ideally located only 30 minutes from Pisa airport and is a quiet hilltop village to return to having visited some of the fabulous cities and hilltop towns in this region. The apartment is light, spacious and comfortable and shares a lovely swimming pool in the garden.
