A beautiful balcony area to enjoy the Sunny days. High speed internet.

Welcome to this exquisite 3-story residence! The ground/first floor presents a generously sized bedroom featuring a spacious Queen bed and single sofa bed with 5 star hotel linen, a wardrobe, and a full bathroom equipped with both a shower, vanity, heated towel rail and heated bidet toilet. Linen for sofa bed is an additional cost.

As you ascend to the second floor, a delightful living space, a thoughtfully equipped kitchen, and a charming dining area invite you. Step out onto the captivating north-facing balcony, where you can enjoy a morning coffee.
The fully equipped kitchen is great for preparing meals at home, otherwise step out your front door to a magnitude of dining options.

This property does not come with an allocated car park. Should you have a vehicle there's free on-street parking available in the surrounding streets.

Your group will have complete access to this entire property during your stay. The host does not live on site. Please note there is no allocated carparking provided with this property.
Street parking only - located outside on the street - no allocated parks. There are plenty of pay parks nearby as well as the Lichfield St parking building.

Please note parking in any reserved carparks next to Lava Lane may result in carparking fines or being towed at your own expense. There are also cameras in place for enforcement.

City Noise - Kindly be aware that this location resides within the inner city, which may entail certain urban noises. These could encompass pedestrian movement, traffic noise, and neighbouring properties.

Please note we can facilitate early check-ins/late check outs. there is an extra cost of $10 per hour with maximum of 2 hours. extra cost is to cover express cleaning. Subject to availability.
We have strict rules in place to ensure a peaceful stay for all guests and neighbours. Please refrain from making loud noise outside between the hours of 10 pm and 7 am. If you are unable to comply with this rule, we kindly ask that you do not book with us.

Additionally, parties or gatherings are not allowed, any unauthorised gatherings will result in immediate cancellation with no refund.
Check-out time is 10 am and late checkouts must be requested 24 hours in advance.

Smoking is prohibited inside the property and any damages or extra cleaning caused by smoking or pets will result in a $200 fee. We expect the house to be left in a reasonable condition and any additional cleaning required will be charged at $60 per hour.

Any damages, spills or stains must be reported and may result in a charge for replacement or cleaning.

New place with quirks
Overall, the stay for 1 night worked well for us. The place is very clean and new with a nice balcony and outdoor area. Close proximity to town - quick walk one street over. Also, well priced. One thing to note however is the view is not of the city, instead parking lots and car dealerships, but once you leave the place, you realize how close you are to the river and rest of the city.
