In this toasty-warm, architect-designed rural retreat with stunning views will wow you with an impressive attention to detail.

The Overflow is a brand-new, two-bedroom home located in rolling farmland in the Blue Mountains, just 30 minutes’ easy sealed drive from Katoomba (20 minutes from Blackheath).

The solar passive design fills the living spaces with the winter sun and showcases amazing views from each room.

The Overflow is powered by the sun, which is shared with the main Farmhouse. Air conditioning units are fitted in both bedrooms for a cool night's sleep in the summer months.

Share a complimentary bottle of wine in front of the crackling fire. Take a long soak in our oversized bath, with beautiful views to the escarpment. Toast marshmallows on the outdoor fire pit. Explore the restored 1950s shearing shed. Take a walk to ‘The Point’ at sunset for panoramic views of the sandstone cliffs. Wake to kangaroos grazing and the mist rising from the valley. The shed and 25 acres are all yours to explore.

From here you can experience everything on offer in the Blue Mountains. Bushwalks, caves and climbing; op shops, antiques and art; restaurants, cafes and cellar doors; lookouts and scenic drives. Gather beautiful ingredients from local providores and markets. You’ll find everything you need in our gourmet kitchen to cook up a feast.

If you choose to spend your time here as a couple, a group of friends or a family, there is no better place for a winter retreat than this unique property. The Overflow is part of a larger working property, so you’ll also be supporting an Australian family farm.

[Please note that there are no barriers around open dams and historical sheep equipment, so small children require supervision. This property may not be appropriate for toddlers and under 5s.]

Amazing!!!
Wow!!! What an incredible place and experience. The photos and description don’t do it justice - this place is beautiful and every comfort has been provided for. The communication with the host was wonderful and they went above and beyond to make our stay perfect. We will be back!

Hello, I'm Sasha, and I recently made a significant move from the Northern Beaches of Sydney to the mountains, a true transition from sea to tree. Formerly, I owned a bustling café on the beaches, but now, I find myself immersed in a completely different lifestyle. I work with cattle on a sprawling 1100-acre property, contributing to tasks such as maintaining fencing and groundskeeper and working with cattle and I love it!

Why they chose this property

I can never get enough of the Kanimbla Valley. Looking back up at the sandstone cliffs and watching the weather roll past is a mesmerizing experience. Every day presents a different backdrop of colours and natural beauty, and I enjoy observing how the changing seasons impact the view of the landscape.

Its uniqueness lies in the seamless blending of something old with something new! The property flows beautifully and is surrounded by the shearing shed and old sheep yards, which provide a glimpse into the industry that once thrived here. Despite having modern facilities for guests to enjoy, the area retains a magical feel, thanks to its spectacular surroundings.
