New to VRBO: Cosy contemporary Unit plus sofa bed

Simple yet cosy 1 bedroom apartment with sofa bed conveniently located in O'Connor. Very close to shops, bar and restaurants and a short 15-minute walk to the city. It's a great place to base yourself during your stay in Canberra.

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 55" Samsung smart TV which you can use to access your Netflix and YouTube accounts. It also has access to local channels. Note that we don't provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The parking garage can accommodate only one car, but additional parking is available on the street for free.

COMMON AREAS & AMENITIES:
You will have access to the building's Common Garden / Courtyard / Rooftop throughout your stay.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.

There is a key-safe for self check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.

Convenient distance to the city and ANU as well as some really good restaurants!

There is a bus station across the road or if you have a car I have an allocated parking spot.

Let me know if you need the sofa bed setup. I charge an extra $25 to provide linen and set it up.

We don't provide HDMI cable however, you can bring your own if you wish to connect your laptop with the TV.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
