Nice quiet relaxing place
We enjoyed the view and the quiet area of Newport. House is nice inside and had mostly everything we needed. The only hard part was finding and keeping a parking spot. But if you have a car small enough to fit in the garage you’re set.

Our stay
The stay got off to a rough start. This property was A LOT smaller and dated than the listing expresses. Now on the flip side! The management company and owner moved us to another property at 10pm at night which was very fair. They did everything in their power to make the situation better. I would stay again with this management company again.

Wonderful family vacation.
We had a very nice vacation and would not hesitate to rent this property again. Location worked for us and having the garage was a huge bonus. Parking was good which can be a challenge in New Port. House has most of what you need. Living room on the small side and would have appreciated a deck of some sort upstairs for the view. Beach for the kids was awesome. Downstairs patio is large and nice to have.. Only negative comment about that is the numerous large cockroaches that scurried around every night. Seems that problem as mentioned by others has not been resolved. All the many years we have stayed in New Port and we have never experienced that. Did not have an issue with anything upstairs in the actual home. Overall generally good experience.

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: When we exited, we left a detailed written report with management on the conditions at the property that impacted our experience. One thing that we failed to emphasize and which rolled into our return home was the cockroach infestation (more than a few): occasionally crawling on walls. Notably, one landed on my daughter as she was changing, and one managed to settle into a suitcase and flew out as we opened it to unpack at home. The place needs fumigation. I understand the impact of this survey is for the stars, but hope someone listens to me. I understand we were there at the end of summer, but the place was not clean, the areas outside were covered with sand (which I swept up) and inside many things were broken, taped together and otherwise in disrepair (in a word "thrashed"). In fact, we swept and cleaned just so we could stay there and left the place in better condition than when we arrived. Also, the garage door made loud clunking noises when it closed, and clearly needed maintenance. And speaking of noise, Edgewater is the main walking thoroughfare for everyone. I was quite surprised how that foot traffic could be so loud. There were several arguments, dog fights and just a lot of inconsiderate loud-talking passersby, and bikes and skateboards. A place one-door up any block would have been more peaceful. But the view was magnificent. I did not re-lease the place upon departure and don't know if I am willing to lease for next year. To sum up: Top down, management issues were very professionally handled, except that only one person in the office was ever wearing a mask when we were present. Bottom up, very shabby (dirty, poorly maintained) condition from when we arrived. It affected our experience. Everything onsite, except the passersby, could have been improved by regular bottom up inspections and maintenance. I sincerely hope you read and retained our written review and take our comments to heart and make some changes!!

Excellent Location
The house has a bay beach right out front, only a few minute walk to Balboa Village and the beach. Great spot for paddle boarding. You have the middle floor with use of the patio and one small garage. The view from the living area (kitchen/dining area/ family room) are amazing. Overall the house was clean, kitchen essentials are OK. You do have to make your beds when you arrive as the bedsheets are cleaned and wrapped in plastic when you arrive. The family loved the location that we ended up extending our stay another day and hope to stay there again next year.

Enjoy a quiet day at the beach by the bay - or 2 blocks away - the hustle and bustle of Newport Beach. Minutes from the fun zone, ferry, restaurants and and Balboa Pier, entertainment awaits. The view is fantastic! A bay view of many yachts, boaters and paddle-boarders is interesting and entertaining day and night. The house itself is a little worn, but secondary to all of the other perks of this location. Our family thoroughly enjoyed our stay.

Timely and courteous and have a good product. This was one of our best vacations and are happy with Burr White and it’s properties. We loved the courtyard though it needed some attention on the rickety gate. The hot water heater shut down three times so that needed help. That said, we hope to stay at this property in the future.

The place is a great location, the bbq and all kitchen amenities were great! We enjoyed walking everywhere since it’s close proximity to the beach and lots of good restaurants.

This house is in a great location, especially if you have small children with you since you are right on the bay. Having a fan in every room was nice because it was really hot the time we were there. Easy walk to the beach and balboa fun zone and ferry. We would rent this house again. The only complaint would be to take a little more time to clean the house before each quest.

Stayed here for the weekend and unfortunately it happened to be during a heatwave. No AC was a bit brutal since not all windows can open. The location can’t be beat. Beach out front couldn’t be better. Also having a parking spot available is key in Newport! But, The kitchen didn’t have everything we needed so that was disappointing and overall the house felt rundown. Was a bit annoying traveling with our three kids and arriving having to make our own beds...For the price you would think the beds could be made. I would definitely stay here again but would make sure I have everything we need for meals first.

The property is very tired not what photos suggest
I didn’t want to leave a bad review but it was just too much , maybe the owner will read .The property is the middle set of windows , not clear from description .Fun location for sure but it is the Harbor , not the ocean . The cabinets and furniture are Noticeably chipped in every room . There are not enough plates and bowls and silverware to serve 6 people at the same time . The stove is scary. The gas ignited at high so the stove flame bursts From every burner. The exterior knobs heat up when the stove is used so beware you can burn your hands . The shower heads are clogged and only partially spray, hot water only if you fidget for about 10 minutes , the faucet in the kitchen sink is broken sprays everywhere . The one plastic spatula came from the dollar store . The dishwasher door is broken and the microwave door is held together by duct tape .seriously ! The TV remote took 20 minutes To follow all the configuration buttons each time the tv was turned on , why , just get a working compatible universal . Beach towels for rent only . So a trip to the hardware store and a few hundred dollars is all it would take . The marble makes the room inviting but really for the rent asked all this was not ok. I’ll happily take this down if you fix everything .

The location was ideal!
What a great location! The water was his steps away with our own quiet beach. Amazing views from the ground floor patio and upstairs. It was nice the have breakfast in the morning and and look out at the harbor. The inside was clean and it had everything needed to spend time with the family. The rooms were good size and the beds were comfortable. The bathrooms were beautiful. The shower heads could use some repair, but they were definitely usable. Amazing family vacation!

Too Much Work
Rating Details: The property manager was somewhat unhelpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: This was our second year at this property. It's a nice, quiet location on the bay. However, maintenance and basic items were missing. The ceiling fan was not working (2nd year), no pots/pans, dirty patio and furniture,, outdoor grill has very low heat for cooking and coin operated washing machine wasn't working. Burr White did get involved to fix several of these items. BUT, this all could have been avoided with proper oversight. There was FAR too much management and time on our part to report and deal with these things on vacation. In order to get anything done, we needed to get the GM of Burr White involved. When you advertise a FULL KITCHEN, who doesn't have pans, strainer or mixing spoon? Old dirty can opener and blender was newer but dirty. Someone needs to pay attention to this house to make it the RIGHT experience for guests. Guests want to relax not manage a property.
