The perfect place for family and friends to use as a base for a Mornington Peninsula getaway, sleeping up to 10 guests in five bedrooms with one ensuite, a two full bathrooms and two powder rooms.
The modern, luxurious styling throughout is comfortable for social gatherings with air-conditioning, heating and a wood fire. The home features floor to ceiling windows to capitalise on the uninterrupted bay views and entertainers balcony. A full outdoor kitchen and bbq area beside the pool makes for the perfect relaxing escape in the evening. The large, fully equipped kitchen allows you to cook up a delicious meal while looking out at the flawless views of the Mornington Peninsula.
Set across two levels, this massive house has five spacious bedrooms with dedicated beds. As you walk into the first level, it is easy to ignore the rest of the house and walk straight out to the entertainer's deck to take in the view! Additionally on this level there are three bedrooms, an ensuite, a full bathroom, powder room, laundry, lounge, dining and full sleek kitchen.
The master suite comprises a king bed, grandiose walk in robe and ensuite with an extra large shower and rain water head. The other two bedrooms on the first level have a queen and a double bed and both have spacious built in robes. The bathroom has a deep free standing tub and walk in shower with rain water head. The full laundry room has both a washing machine and dryer.
The high ceilinged, open plan living space allows everyone to relax in the same area with plenty of space. The loungeroom is centred around a wood fire heater and entertainment centre, including a wall mounted TV and Sonos blue tooth sound bar. Flowing effortlessly into the kitchen, where no expense has been spared. Every cooking appliance or utensil you could wish for is at your fingertips so you can cook with ease! The dining table seats ten and has stunning views from the floor to ceiling doors out onto Port Phillip Bay.
Down the stair case, the lower level of this property includes another loungroom, filled with DVDs, games and plush spaces to relax as well as two additional bedrooms, a full bathroom, an office with door for privacy and access out to the pool and outdoor kitchen/bbq area.
The two downstairs bedrooms comprise queen beds and built in robes, the full bathroom has a walk in shower and rain water head as well as an additional powder room. The office offers an additional computer screen to hook up to your laptop as well as a comfortable couch for relaxing.
This house has plenty of space to be enjoyed by a group of friends, a few families or one large family.
The house is in a residential street with surrounding houses having permanent occupants, so we will only rent to mature guests who will be respectful to our neighbours. The house is to be used for relaxation style holidays; loud parties are prohibited.

TERMS AND CONDITIONS
All guests must abide by the terms and conditions below:
1. ACCEPTANCE AND RESPONSIBILITY
Payment of the deposit constitutes acceptance of these terms and conditions.
2. CHECK-IN / OUT
Check-in time is 3 pm and check-out time is 10 am. Key location and code will be sent after booking confirmation. Housekeepers will be servicing the property immediately following your departure for the next guests. Charges will apply if you keep the housekeepers waiting.
3. SECURITY BOND
A bond payment of $2,000 is allocated to the booking. Any damage, loss, or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc.
4. PARTIES AND FUNCTIONS
Parties are not allowed. Noise and music must be kept to a minimum, especially in the pool area due to surrounding permanent residency. This property is located in a residential street. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property.
5. PETS
Pets are not allowed at the property.
6. LINEN AND TOWELS
Guests are supplied with fresh linen and towels. Lost or damaged linen/towels will incur costs.
7. RUBBISH COLLECTION
Please ensure all rubbish is removed from the property and placed in the outdoor bins provided. If your departure falls on or close to a Monday, please leave the bins out for rubbish collection by Council. Any bins with rubbish matter inside not put out for collection on a Monday will be charged at a rate of $50 plus GST per bin. The blue bin provided is for recycling matter only and the dark green bin is for general waste. Bin collection day is Tuesday (am). Local rubbish tip address to drop off excess rubbish is 12 Collins Road, Dromana. Please do not leave excess rubbish that does not fit in bins as the council will not collect. Please do not use the neighbour’s bins to dispose of your rubbish. You may be charged a fee if you leave excess rubbish or dump in neighbours bins.
8. PROBLEMS OR COMPLAINTS
If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, a security patrol car will attend to investigate the complaint. If this were to occur, then guests will be charged $300 + GST.
In the case of any problem or complaint, you must inform us at the earliest opportunity, so we have the chance to rectify the situation. Any complaint, which cannot be resolved locally, must be notified in writing to management prior to departure from the property.
We recommend all guests purchase travel insurance since management is not responsible for any injuries, illness, or accidents that may occur while staying at our property.
9. YOUR OTHER RESPONSIBILITIES
You must comply with all applicable house rules for the property concerning occupancy, property, health, safety, and quiet enjoyment of the property and our neighbours.
You are responsible for damage, breakages, theft, and loss of the property and during your stay. You must notify us of this immediately.
Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund.
Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip.
Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition (details of departure responsibilities on Departure Checklist at property).
Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ, etc. Additional cleaning charges of $100 + GST will otherwise apply. If the house is left in an untidy state, guests will be charged for additional cleaning costs of $80 + GST per hour Monday-Friday and $110 + GST on weekends.
All furniture and furnishings must be left in the position they were in when you arrived.
The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the lock box at the end of your stay. All lights and heating/cooling must be switched off prior to departure.
You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100.
Smoking and vaping is not permitted in the house.
9. GENERAL INFORMATION
The home has a Nespresso coffee machine that uses Nespresso pods, please BYO pods.
Do not put anything other than toilet paper in the toilets.
If you use the outdoor umbrella, please ensure you put it back down.
When driving down the driveway, please drive slowly so you don't scrape underneath your car.
Maximum of 4 cars per booking as the street is narrow to park along. Do not park on neighbours lawns or in front of neighbours houses.
