Just a stone's throw from Champions Gate Village and conveniently situated opposite Reunion Resort, you're in prime position to explore all the area's attractions, with easy access via the nearby I4 Junction at Champions Gate.

This picturesque community centers around a tranquil lake, offering a countryside ambiance while being only minutes away from all your needs. Enjoy the convenience of recently opened restaurants along Osceola/Polk Line Road, including some of our own favorites such as Fords Garage, The Olive Garden, and Longhorn Steakhouse, just a quick 2-minute drive away.

The home sits on a quiet corner plot, boasting ample off-street parking and a wealth of features tailored for families and vacationers seeking luxury and comfort. Step outside to your own private south-facing pool deck or unwind on the balcony overlooking peaceful woodlands. With 5 bedrooms, 3 bathrooms, and 2 spacious living areas, there's plenty of room for everyone to spread out and relax.

This beautiful open plan home is both bright and spacious with traditional Floridian interiors throughout Formal Living Area – Situated at the front of the home this quaint living room is a serene space with plenty of seating and a Flat Screen TV and views to the front porch.

The Cosy Living Area at the rear of the home has views onto the pool deck and conservation area with plenty of comfortable seating and a Large Flat Screen TV. This is very much the hub of the home and a great place to simply unwind or enjoy a movie together. The Modern Kitchen is fully equipped to cater for all your needs. A great place to prepare a quick snack for your guests or a more formal evening meal.

The Dining Area with seating for 6 guests (can extend to seat 10 guests) just oozes elegance and is another lovely addition to the home. A place to enjoy some home cooking and catch up with the family after a day at the parks or shopping malls over a glass of wine or 2.

Games room - Accessed from the hallway, the double garage has been transformed into an entertainment hub, featuring a pool table, dartboard, and Roku TV.

The Outside Area - boasts a covered lanai with ceiling fans and plenty of outside dining space with an 8m pool and sun loungers. It’s a delightful place to enjoy the conservation view from the pool deck whilst the children play in the pool.

Bedroom one – (downstairs) this stunning Queen Bedroom with ceiling fan and Flat Screen TV. There is also access to a bathroom in the hall with vanity unit and sink.

Bedroom two (upstairs) this spacious Master Bedroom with ceiling fan and Flat Screen TV leads out onto a large balcony with stunning conservation views and outdoor seating with sun loungers. The room also has an ensuite that consists of a double vanity, large bath and shower.

Bedroom three (upstairs) this stunning Queen Bedroom has a ceiling fan and Flat Screen TV. There is also access to a bathroom in the hall with vanity unit and bath with overhead shower.

Bedroom four (upstairs) Twin bedroom with ceiling fan and Flat Screen TV. There is also access to a bathroom in the hall with vanity unit and bath with overhead shower.

Bedroom five (upstairs) A further Twin bedroom with ceiling fan and Flat Screen TV. There is also access to a bathroom in the hall with vanity unit and bath with overhead shower.

Resort Facilities:
The resort facilities are run by a third party.
Availability of all resort facilities is not guaranteed as part of the rental contract.
You will be required to provide your own equipment for use of the sports facilities.

- Vacation rental communities do NOT allow parking on the road. Parking is available on the driveway only, if your home does not have a driveway it will have a single allocated parking spot.
- Commercial vehicles, recreational vehicles, trailers, self-propelled motor homes and boats are only allowed to enter temporarily for loading and unloading.
- Motorcycles and Golf carts are not allowed unless they are street legal and registered like other motor vehicles.
They must be parked in the garage (they are not allowed if you home has the garage converted to a games room).
- Vehicles parked in violation of the parking rules are subject to immediate towing
- Electric Cars: It is prohibited to charge vehicles at the home. Failure to adhere to this will result in a $500 fine per charge plus electricity costs.

Fantastic villa, fantastic location
This was a last minute booking after we found our original reservation had been doubled booked a week before our holiday, we definitely landed on our feet. The villa is exactly like the pictures on the listing, well equipped and clean when we arrived. Check in was easy and communication with the agent was excellent. Particular highlight is the huge pool and deck! We have stayed in this area a few times over the past 10 years and whilst the traffic on the I-4 continues to get worse it is still convenient for Disney (a few decent shortcuts) albeit Universal can take up to an hour early in the morning rush hour. On the whole we had an excellent holiday in this villa and would not hesitate to recommend it or stay again in the future.
