Swim in the river from your private dock, relax on the sandy beach, or explore the ungroomed ATV trails on-site. Take advantage of the included kayaks, paddleboards, fishing poles, and inner tubes for endless water adventures. Back at the house, enjoy mini-split air conditioning, WiFi, and Smart TVs throughout. Spot local wildlife like bald eagles, deer, and foxes, or cast a line to catch salmon, bass, or walleye. Air Conditioning: The rooms are individually cooled through a mini split system. There are also ceiling fans throughout the home.

ATV's: There are some ungroomed trails located on the property! Please follow all local and state guidelines while using the trails.

Animals: Turkey, deer, fox, bald eagles, cranes, geese, beaver, and racoons are common in the area.

Beach/Swimming: You can swim in the Grand River right from the property's dock! A sandy beach has been added as well, so bring your beach toys and enjoy walking right into the water!

Boats: 7 sit on kayaks, 1 sit in kayaks, 2 large fishing kayaks, 3 kids kayaks, 2 paddle boards, 1- 2 person paddle boat, 4 large inner tubes. Paddles and life jackets are also available. Boats are available to use from Memorial Day to Labor Day.

Boat Launch: There is a boat launch on the property. Nothing larger than a pontoon boat due to local bridge heights.

Bugs: The property is sprayed for mosquitoes, though they are still prevalent during the summer months.

Cable: Streaming services are available at the property.

Cell Phone Service: All major carriers work well in this area.

Coffee Maker: There are 2 single cup Keurig at the house and one in bunkhouse.

Dock: There are two docks located at the property! One dock is 16' x 4', and the other dock is 80' x 8'.

Drinking Water: Well water is used at this property, however, there is a filtration system throughout the whole house.

Drugs/Smoking/Fireworks: Freshwater does not permit illegal drugs of any kind on the property. Due to the location of the properties, smoking is strongly discouraged around the home and strictly prohibited in the home. Fireworks are prohibited at a Freshwater location for the safety of all persons in and around the property, even if it is legal in that city.

Fireplace: There is a wood fireplace located in the house, and a firelog stove in the Florida Room. Duraflame logs will be provided for your stay. Please do not use any other firewood for the fireplace.

Fire-pit: 6' fire pit and a 3' fire pit (6' by the kayaks and 3' outside of Florida room)

Fishing: The Grand River is home to many fish, such as salmon, largemouth bass, walleye, and muskie.

Fishing License: A license is required in order to fish in Michigan.

Fishing Poles: There are 8 fishing poles with an assortment of hooks, weights, and bobbers for guests to use.

Grill: There is a propane grill, a charcoal grill, and a flat top grill for guest use. There is also a charcoal grill located by the kayaks(charcoal and lighter fluid not provide)

Grocery Store: Family Fare is 12 minutes away! (7.2 miles)

Handicap Friendly: This property does not have additional handicap friendly features.

Heat: The mini split system in the house is used for heat.

Hunting: Hunting is allowed on the property when in hunting season. Please be mindful of local and state guidelines. Hunting tags are required to legally hunt. Please note: There is no indoor area to clean or process game, and anything hunted will need to remain outside or in a vehicle during your stay.

Internet: Yes! There is WiFi at this property.

Linens: Yes, we provide your sheets and linens. Just like a hotel, the beds will be made for you upon arrival. This property features 1200 thread count sheets, purple pillows and mattresses on all beds in the main house and luxury towels. The bunkhouse features standard beds, sheets, and pillows.

Parking: This property features a circle drive, and can comfortably fit between 4 to 6 cars.

Pets: This property is not pet friendly.

Privacy: Sitting on 76 acres of land, this property is very private.

Snowmobiles: a person (resident and nonresident) that operates a snowmobile in Michigan is required to purchase a snowmobile trail permit. The trail permit enables snowmobilers to ride state-designated trails and thousands more miles of public roads and on public lands (where authorized). It is valid for one year, which begins Oct. 1 and ends Sept. 30 of the following year. State-designated trails are open Dec. 1-March 31 and grooming occurs when there is enough snow on the ground.
