The pool and spa cannot be heated and the heating switch does not work.
There are certain areas and facilities within the house that are off-limits and not for use. We have placed notices in these areas as a reminder.
You are welcome to use the other areas of the property 24/7. Feel free to make yourself at home!

Aircondition is set as energy saving model, after 3hours will turned off automatically.
Because there are many trees outside the house, leaves will continue to fall, especially in autumn and winter. We will sweep the leaves the day before your arrival, but we cannot guarantee that no leaves will fall between the time of cleaning and your arrival. Therefore, it is normal for there to be leaves in the front and back yards and in the pool when you check in. Thank you for your understanding.

* LAST MINUTE BOOKINGS
We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 3pm check in. However we will try our best to accommodate your request, therefore drop us a message before you make a last minute booking and let us know your planned arrival time!
* EARLY CHECK-IN REQUESTS
Unlike hotels, we do not have an onsite cleaning service and our cleaners usually make their schedule a day before. We have a standard check in time of 3pm which ensures that our cleaners have enough time to make our home nice and clean for your stay! If you need an early check in, please contact me at least a day before your planned arrival day and we will try our best to accommodate your request! Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance!
* LATE CHECK-OUT REQUESTS
We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST ONE DAY before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping.
* Extra bedding will incur an additional charge of $50. (Please confirm at least one day before check-in.)
* Rebooking will be subject to availability and the new daily room rate. The new daily rate may differ from the original booking price. Guests will be required to pay the rebooking price, which may include a higher room rate.
* The new check-in date must be within the next 90 days, depending on availability. Please contact us to confirm the availability on the calendar.
* Please take the property key & fob with you at all times. Lost Key/Emergency Key Delivery charges will apply at $180. Emergency locksmiths will be the responsibility of the guest with the cost starting from $180.
* When checking out, please ensure that the apartment is left in a clean and tidy condition. Guests will be responsible for covering the cost of any breakages or damages incurred during their stay, as well as any additional cleaning required beyond the standard cleaning.
