BEDROOM:
The bedrooms have queen and double-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM:
Bathroom 1 has a bath, shower and toilet. Bathroom 2 has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a 40" Sony free-to-air TV, but no Netflix. The TV has access to local channels.
LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
The parking garage can fit up to 2 cars.
1-hour free street parking available in front of the CAPITAL Mart.
Paid street parking is available in front of the building and also next to the CAPITAL Mart ( $3.00).
COMMON AREAS & AMENITIES:
You will have access to the gym and common garden/courtyard/rooftop throughout your stay.
The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.
Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings.
There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.
I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!

- Construction is scheduled to begin on 10 April and is expected to continue for several months. Please expect noise from machinery during these works, which will take place from 7 am to 6 pm on weekdays and from 7 am to 1 pm Saturdays.

Notice from Strata of Facade Works (7/8 December 2024)
- Vertical Rope Access will be onsite to undertake facade remediation works on Saturday, 7th December 2024, and Sunday, 8th December 2024. The works will commence at 8:30 AM and are expected to continue for the majority of the day.
- Kindly draw your blinds and curtains while the work is being carried out.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.
2. I have a STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.
5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.
7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.
8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
