* Trail Rides: $175 per person for a 2-hour ride on scenic trails (advance scheduling required, limited availability, weather permitting, up to 4 guests).

* Hiking Trails - You have access to miles of scenic trails 


Guest Access
* Check-in: 4:00 PM

* Check-out: 10:00 AM

* Self-Check-In: Lockbox or smart lock.

* Private Entrance: Full access to the guest house, including all listed amenities.

* Shared Access: Ranch common areas, pastures, and optional ranch activities.

* Parking: 2-3 designated spaces.


Additional Information
* Early Check-In/Late Check-Out: Available upon request, pending availability. 

* Respect Privacy: Please respect the privacy and quiet hours of neighboring ranch residents.

* Housekeeping: Keep the guest house clean and report any issues or damages promptly.

* Wi-Fi and Entertainment: Network details provided in the house manual; flat-screen TV with DVD player and streaming options. Our WI-FI is great, however, we have had outages and sometimes it can have interruptions. Just keep in mind that we are close to town, but we are in the country.

* Kitchen and Laundry: Fully equipped kitchen and access to a washer and dryer (Washer & Dryer are located in the common laundry room located the barn).

* Outdoor Spaces: Enjoy the private patio and explore the ranchs common areas.

* Ranch Activities and Pets: Participation in ranch activities and pets are welcome with prior arrangements.

* Smoking: Not allowed in the home.

* Quiet Hours: After 10 PM for a peaceful stay.

* Emergency Contact: Available for any urgent needs.

* Temperature Control: Keep the temperature between 70-72F in summer and 68-70F in winter.

* Check-Out Procedures: Follow check-out instructions to ensure a smooth departure.


Important Notes
* Two Airbnb Homes: Ensure you park in the designated area for the Guest House or Bunkhouse.

* Safety: Supervise children around the balcony, horses, pond, and hiking areas.

* Energy Conservation: Turn off lights, air conditioning, and electronics when leaving.

* Damage and Cleanliness: Report damages and leave the property clean. Excessive cleaning or damage fees may apply.

We are thrilled to have you with us and hope you enjoy your stay. To ensure a comfortable and pleasant experience for everyone, we kindly ask that you follow these house rules:

House Rules * No Shoes Inside: Please remove your shoes before entering the home.

* No Smoking Indoors: Smoking is not allowed inside. Please dispose of cigarette butts in the ashtray and/or the trash can provided in the backyard.

* No Parties or Events: This property is for quiet, peaceful enjoyment only.

* No Unregistered Guests: Only registered guests are permitted. The maximum capacity is 6 people.

* Quiet Hours: Quiet time is after 10 PM.

* No Eating or Drinking in Bedrooms: Please enjoy your meals in the dining room.

* Garbage Disposal: Dispose of all garbage in the provided trash bin.

* Child Supervision: Keep a close eye on children, especially on the balcony, around the horses, and near the pond, which is located about 1/2 mile from the home.

* Energy Conservation: Turn off lights, air conditioning, and electronics when leaving the house. Close windows and lock doors. Maintain the temperature between 70-72F in summer and 68-70F in winter.

* Damage Reporting: Report any damages or breakages promptly. Guests are responsible for damages exceeding the security deposit and will be reported to Airbnb or VRBO.

* Cleanliness: Leave the property in a clean and tidy condition. Wash and put away dishes, place dirty laundry in the showers, and throw out the garbage before checkout.

* Excessive Cleaning: Any excessive cleaning required beyond standard procedures will be charged to the guest. Repair fees for any damage will also apply.

* Fire Pit Use: The gas fire pit is for ambiance and enjoyment of beautiful evenings, not for cooking or making s'mores. A wood fire pit is available upon request for grilling and s'more making. Propane rental is $75.00, and wood is $35.00 (please request prior to arrival).


 Pet Policy


* Dog-Friendly: Dogs are welcome on a case-by-case basis, with a fee of $35 per night per/pet, capped at $300 monthly for long term rentals. Dogs must remain on a leash when outside.
