1. Respect and Consideration
Treat Our Space Kindly: Weve put a great deal of thought and care into making our home a welcoming and beautifully decorated space. We ask that you help us maintain it by treating everything with care. This is especially important if youre traveling with childrenplease ensure they are supervised at all times to prevent accidental damage to our decor, both inside and outside.
Shoes Off Inside: We work hard to keep our floors and carpets impeccably clean for our guests. To help us maintain this level of cleanliness, we kindly ask that you remove your shoes when inside the house. This small act goes a long way in ensuring that the home remains spotless for everyone.
No Eating Upstairs & Downstairs: To keep our home pest-free and in the best condition for all guests, we ask that food and drinks be enjoyed only in the kitchen or dining areas. This simple request helps us maintain a clean and comfortable environment.
Quiet Hours: We ask that you be considerate with noise levels starting from 9 pm, as excessive noise can impact the comfort of others. Our strict quiet hours are from 10 pm to 7 am, during which time noise should be kept to a minimum. Running or excessive loud play inside the house, defined as noise loud enough to be heard outside, is not permitted. Such noise can damage the property and disrupt the homes peaceful environment. We appreciate your understanding and cooperation in treating the home with the same care you would your own.
2. Supervision and Booking
Booking Age: The primary guest must be at least 25 years old.
Phone Number for Booking: Please ensure that the phone number used for booking is the number of the main contact for your stay. Correspondence regarding your stay, including welcome information and any necessary communications, will be initiated by our handyman, who will also be your primary contact during your stay.
Children's Supervision: Families with children are welcome! However, children must be supervised by an adult at all times, both indoors and outdoors. Please ensure that children do not play in areas with delicate decorations or venture outside unsupervised.
3. Respect for Property and Outdoor Play
Handle with Care: Our home is thoughtfully decorated, and we ask that all guests, including children, treat it with care. Please do not allow children to touch, move, or disassemble any decorative items, whether inside or outside.
Outdoor Play: We ask that outdoor play be confined to designated areas. Throwing toys, decorations, or any objects into the pool or other non-play areas is strictly prohibited.
4. No Smoking, Vaping, or Unlawful Activities
Prohibited Actions: Smoking, vaping, and any illegal activities are not allowed on the property. No illegal drugs. No smoking or vaping marijuana inside or outside the property (owners have severe allergy so if you smoke and this includes marijuana do not book this house you will be expelled and fined) Violations will incur a minimum fine of $2,500.

6. Arrival and Departure
Check-In: Begins at 5 pm.
Check-Out: Please check out by 10 am. Late check-out fees are as follows: $250 for the first hour, $500 for two hours, and $1,500 for any extended time. These fees ensure fair compensation for our cleaners or any subsequent guests affected by delays. If you need a late checkout, please inquire in advance. Depending on upcoming bookings, we might accommodate you, though a fee might still apply.
7. Parking
Driveway Parking: There are 5 parking spaces available in the driveway. Please use these spaces exclusively to park your vehicles.

8. Hot Tub Usage
Capacity and Hours: The hot tub can accommodate up to 15 people and is open from 7 AM to 10 PM. Please adhere to these guidelines for the safety and enjoyment of all guests.
9. Extra Guests
Guest Limits: If more guests than permitted are found at the property, we reserve the right to deny entry based on Airbnbs policies. Extra guests will be treated as trespassers. An additional fee of $50/night per extra guest may apply, or we might request that you vacate the property. If uncertain about guest numbers or daytime visitors, please reach out. We aim to prevent any misunderstandings.
10. Report Damages
Prompt Reporting: Please report any damages that occur during your stay so we can address them promptly.
11. No Parties or Large Gatherings
Strictly Prohibited: Events WITHOUT AUTHORIZATION, parties, or large gatherings are NOT allowed. Unauthorized gatherings will result in a minimum fine of $2,000, plus any additional charges imposed by local authorities.
12. Guest Access
Restricted Garage Access: There is a three-car garage on the property. These garages are not for guest use as they are primarily used for storing equipment and tools required for maintenance purposes. Access to the garages will be restricted to authorized personnel only.
